18.24.010 Intent.

This district is intended to encourage open space and preserve natural vegetative buffers within the borough, and other traditional outdoor open space uses by prohibiting structural development, above ground utilities and roads. This district is intended to allow minimal clearing of living vegetative growth only after a conditional use has been granted. This zone does not convey public use of private property. 18.24.020 Use regulations.

A. Permitted Uses. In the OSB, open space buffer district, permitted uses are:

1. Trail maintenance not greater than 10 feet in width.

B. Conditional Uses. In the OSB, open space buffer district, conditional uses are:

1. Clearing of natural vegetation for roads, driveways, and underground utilities or above ground utilities;

2. Gardens, lawns or landscaping;

3. Trail maintenance greater than 10 feet in width;

4. Construction of trails;

5. Maintenance of natural vegetation;

18.24.030 Standards.

In the OSB, open space buffer district, geometric standards are:

A. Lot Area. There shall be no minimum lot area. (Ord. 2000-07 § 2, 2000. 2004 Code § 18.11.030.)
