17.34.010 Intent.

The W-I (waterfront industrial) district is intended to be applied to lands with direct access or close proximity to navigable waters within the city. Uses within the W-I district are intended to be water-related and primarily those uses that are particularly related to marine industries. The W-I district is intended to make the city waterfront as productive and efficient as possible for the allowable uses. (Ord. 03-15 § 14 (part): prior code § 30-24(a))

17.34.020 Permitted principal uses and structures.

In a W-I zone, the following uses and structures are permitted outright:

A.    Barge freight terminal;

B.    Boat repair facilities;

C.    Boat storage yards and boat sales facilities;

D.    Cold storage plants;

E.    Ferry terminals;

F.    Fleet base support facilities;

G.    Fuel piers;

H.    Ice manufacture, storage and sales;

I.    Marine equipment and repair facilities;

J.    Marine research or experiment stations;

K.    Port and harbor facilities;

L.    Seafood processing plants and facilities;

M.    Shipyards;

N.    Storage and warehouse facilities. (Ord. 03-15 § 14 (part): prior code § 30-24(b))

17.34.030 Permitted accessory uses and structures.

In a W-I zone, the following uses and structures, which are incidental to the permitted principal uses and structures listed in Section 17.34.020, are permitted:

A.    Accessory buildings;

B.    Parking in conjunction with permitted or conditional uses;

C.    Owner/operator apartment when part of the principal structure;

D.    Bunkhouses;

E.    Watchman’s facility;

F.    Small wind energy systems in conformance with Section 17.48.150. (Ord. 08-11 § 12: Ord. 03-15 § 14 (part): prior code § 30-24(c))

17.34.040 Conditional uses.

In a W-I zone, subject to the conditional use provisions of this chapter, the following uses and structures may be permitted:

A.    Eating and drinking establishments;

B.    All industries dependent on marine transportation for receiving raw materials or parts and dependent upon marine transportation to ship finished products. (Ord. 03-15 § 14 (part): prior code § 30-24(d))

17.34.050 Prohibited uses and structures.

Any uses or structures not of a character indicated under principal uses and structures or permitted as a conditional use are prohibited. (Ord. 03-15 § 14 (part): prior code § 30-24(e))

17.34.060 Minimum lot requirements.

A.    Lot width: fifty feet.

B.    Lot area: six thousand square feet. (Ord. 03-15 § 14 (part): prior code § 30-24(f))

17.34.070 Minimum setback requirements.

A.    Front yard, side yard and rear yard: subject to building code requiring fire walls and separation of structures.

B.    Side yard where it abuts a residential zoning district: same as that required for the residential district.

C.    Rear yard where it abuts a residential zoning district: same as that required for the residential district. (Ord. 03-15 § 14 (part): prior code § 30-24(g))

17.34.080 Maximum lot coverage by all buildings and structures.

Unrestricted within setbacks. (Ord. 03-15 § 14 (part): prior code § 30-24(h))

17.34.090 Maximum height of buildings and structures.

Unless exempted by the city building official, buildings and structures shall not exceed thirty-five feet in height, except as otherwise provided in this title. (Ord. 03-15 § 14 (part): prior code § 30-24(i))

17.34.100 Required off-street parking and loading.

Adequate off-street parking and loading spaces shall be provided in connection with any permitted use in accordance with the requirements set forth in Sections 17.48.100 and 17.48.110. (Ord. 03-15 § 14 (part): prior code § 30-24(j))

17.34.110 Signs.

Signs may be allowed in conjunction with any permitted use subject to the provisions of Section 17.48.090. (Ord. 03-15 § 14 (part): prior code § 30-24(k))
