TYPES OF SUBDIVISION DEVELOPMENTS

Sections:

16.12.010    Rural residential (R-Low, 1 acre and larger).

16.12.020    Suburban residential (R1-2, R1-4 and MH-4).

16.12.030    Urban residential (R1-6 and MH-6).

16.12.040    Multiple family development (R-2 and R-3).

16.12.050    Mountainside development.

16.12.060    Planned unit development (PUD).

16.12.070    Commercial development.

16.12.010 Rural residential (R-Low, 1 acre and larger).

A single-family residential development of large lots that are rural in character with much of the open space predominantly provided on the individual lots. A rural subdivision may have modified public improvement requirements (i.e. street width and sidewalks); with the following standards:

A.    Lot widths of not less than one-hundred fifty (150) feet.

B.    Lot areas not less than forty-three thousand five hundred sixty (43,560) net square feet (1 acre).

C.    Open space requirements, based on net acres, shall be provided as follows:

1.    Zero (0%) percent for subdivisions of 1 - 15 lots.

2.    Five (5%) percent for subdivisions of 16 or more lots.

D.    Compliance with all regulations of the Zoning Ordinance shall be required.

E.    Opportunities may exist for some modifications in the off-site improvement requirements if approved by Town Council.

16.12.020 Suburban residential (R1-2, R1-4 and MH-4).

A single-family residential development of medium sized lots for detached conventional built dwellings within all of the above Zoning Districts and including manufactured homes within the MH-4 Zoning District. A suburban subdivision will have additional public improvements (i.e. street pavements widths and sidewalks) and more public open space requirements; with the following standards:

A.    Lot widths of not less than one-hundred (100) feet.

B.    Lot area minimum of twenty-thousand (20,000) net square feet for lots zoned R1-2. Lot area minimum of ten-thousand (10,000) net square feet for lots zoned R1-4 and MH-4.

C.    Open space requirements, based on net acres, shall be provided as follows:

1.    Five (5%) percent for subdivisions with 1 - 40 lots and zoned R1-2.

2.    Ten (10%) percent for subdivisions with 41 - 80 lots and zoned R1-2.

3.    Fifteen (15%) percent for subdivisions with +80 lots and zoned R1-2.

4.    Ten (10%) percent for subdivisions with 1 - 40 lots and zoned R1-4 and MH-4.

5.    Fifteen (15%) percent for subdivisions with 41 - 80 lots and zoned R1-4 and MH-4.

6.    Twenty (20%) percent for subdivisions with +80 lots and zoned R1-4 and MH-4.

D.    Compliance with all regulations of the Zoning Ordinance shall be required.

16.12.030 Urban residential (R1-6 and MH-6).

A typical single-family residential development of small lots for detached conventional built dwellings within the R1-6 Zoning District and manufactured homes within the MH-6 Zoning District. The urban density and traffic volumes will require increased public improvements and greater public open space; with the following standards:

A.    Lot widths of sixty (60) feet for lots zoned MH-6. Lot widths of fifty-five (55) feet for lots zoned R1-6.

B.    Lot areas not less than six-thousand six-hundred (6,600) net square feet.

C.    Open space requirements, based on net acres, shall be provided as follows:

1.    Fifteen (15%) percent for subdivisions with 1 - 59 lots.

2.    Twenty (20%) percent for subdivisions with +60 lots.

D.    Compliance with all regulations of the Zoning Ordinance shall be required.

16.12.040 Multiple family development (R-2 and R-3)

Detached single-family residential development, attached and multi-family residential development, or cluster development as part of an approved PUD in locations that are suitable and appropriate taking into consideration existing conditions, topography, future land use needs and availability of utilities; with the following standards:

A.    Lot widths of seventy (70) feet for lots/parcels zoned R-2. Lot widths of sixty (60) feet for lots/parcels zoned R-3.

B.    Lot area minimum of seven-thousand (7,000) net square feet for lots/parcels zoned R-2. Lot area minimum of six-thousand (6,000) net square feet for lots/parcels zoned R-3.

C.    Open space equivalent to twenty-five (25%) percent of the net acres shall be provided; of which twenty (20%) percent shall be developed for amenities or recreational purposes.

D.    Compliance with all regulations of the Zoning Ordinance shall be required.

16.12.050 Mountainside development.

Detached single-family residential development, attached and multi-family residential development, or a cluster development as part of an approved PUD on land where the natural terrain has a slope of fifteen (15%) percent or greater; with the following standards:

A.    Grading and drainage limitations shall apply.

B.    Land disturbance for a subdivision shall be limited.

C.    Density shall be limited based on the slope of the land.

D.    Open space equivalent to the sum of all land required to be left undisturbed per slope categories on a lot-by-lot basis.

E.    Compliance with all regulations of the Zoning Ordinance shall be required.

F.    Compliance with the additional provisions for mountainside developments as outlined in Chapter 16.20 of this Ordinance.

G.    Opportunities may exist for some modifications in the off-site improvement requirements if approved by Town Council.

16.12.060 Planned unit development (PUD).

A.    Residential Planned Unit Development: Designed to contain a mixture of residential land uses ranging in density from single family dwellings to multiple family dwellings including condominiums, patio homes and cluster developments.

1.    The overall project density, individual area and the specific building and yard regulations shall be determined through the PUD rezoning process.

2.    Open space equivalent to thirty (30%) percent of the net acres shall be provided.

3.    Compliance with the additional provisions for PUD developments as outlined in Chapter 16.100 of the Zoning Ordinance.

B.    Neighborhood Planned Unit Development: May contain a mixture of residential land uses along with commercial land uses that provide for the daily needs of the neighborhood.

1.    The overall project density, individual area and the specific building and yard regulations shall be determined through the PUD rezoning process.

2.    Open space equivalent to thirty (30%) percent of the net acres shall be provided.

16.12.070 Commercial development.

Commercial development as a conventional subdivision or as part of an approved PUD in locations that are suitable and appropriate taking into consideration adjacent land uses, size and scale of development, traffic and availability of utilities.

A.    Lot widths of not less than sixty (60) feet.

B.    Lot areas of not less than six-thousand (6,000) net square feet.

C.    Compliance with all regulations of the Zoning Ordinance shall be required.
