(R1-2) SINGLE-FAMILY RESIDENTIAL ZONING DISTRICT – 20,000 SQUARE FEET PER DWELLING UNIT

17.24.010 Purpose.
The principal purpose of this zoning district is to conserve and protect single-family residential development where minimum lots of not less than twenty thousand (20,000) square feet in area are suitable and appropriate taking into consideration existing conditions, including present use of land, present lot sizes, future land use needs and the availability of public utilities, and community facilities and services. 17.24.020 Permitted uses.
Buildings or premises used for the following purposes:
A. Single-family dwellings excluding mobile homes and manufactured homes.
B. Parks, playgrounds, tennis courts, and community buildings, provided such uses are conducted on a nonprofit basis.
C. Accessory buildings, structures, and uses customarily incidental to the above uses, including:
1. All swimming pools shall be enclosed by a solid wall, wood or chain link fence not less than five (5) feet nor more than six (6) feet in height so as to prevent uninvited access, with self latching gates, and shall be set back from all lot lines in accordance with Section 17.24.050.
2. Fences or freestanding walls not to exceed a height of three feet, six (3’6") inches in any required front yard, and not to exceed a height of six (6) feet in the side and rear yards. (Ord. 97-138 § 1 (part): Ord. 90-82 § (1)(4.1.02)) (Ord. 01-193)
17.24.030 Conditional uses.
Buildings or premises used for the following purposes provided a conditional use permit is attained:
A. Churches.
B. Private schools.
C. Day care center or home facility.
D. Home occupations.
E. Bed and breakfast.
F. Corrals or pastures for the keeping of horses, subject to the requirements of 17.104.160 (Equine Regulations). (Ord. 97-138 § 1 (part): Ord. 90-82 § (1)(4.1.03)) (Ord. 01-193)
17.24.040 Height regulations.
Building height shall not exceed thirty-five (35) feet in height from grade to the highest point on the roof, unless otherwise provided in Section 17.104.070. (Ord. 97-138 § 1 (part): Ord. 90-82 § (1)(4.1.04)) (Ord. 99-167, § 1) (Ord. 07-293)
17.24.050 Yard regulations.
The required yards are as follows:
A. Front Yard:
1. There shall be a front yard having a depth of not less than twenty (20) feet.
2. For through lots, a front yard shall be provided along both front lot lines.
3. Yards along each street side of corner lots shall have a width not less than equal to the depth of the required front yard.
B. Side Yard. There shall be a side yard on each side of a building having a width of not less than ten (10) feet.
C. Rear Yard. There shall be a rear yard having a depth of not less than twenty (20) feet, or in the case of a legally recorded undersized lot or parcel, fifteen (15%) percent of the total depth. (Ord. 97-138 § 1 (part): Ord. 90-82 § (1)(4.1.05))
17.24.060 Intensity of use regulations.
A. Lot Area. Each lot shall have a minimum lot area of twenty thousand (20,000) square feet.
B. Lot Width. Each lot shall have a minimum width of one hundred (100) feet.
C. Lot Area Per Dwelling Unit. The minimum lot area per dwelling unit shall be twenty thousand (20,000) square feet.
D. Lot Coverage. The maximum lot coverage shall be thirty (30%) percent of the lot area.
E. Distance Between Buildings. The minimum distance between buildings on the same lot shall be fifteen (15) feet. (Ord. 97-138 § 1 (part): Ord. 90-82 § (1)(4.1.06))
