18.36.010 Purpose.

The purpose of the RN residential neighborhood zone is to establish and protect organized and attractive urban or suburban residential environments at a density not to exceed four units per acre except in cases where a use permit and the appropriate residential high density (RH) General Plan designation exists or is obtained. 18.36.020 Permitted uses.

Permitted uses in the RN zone are as follows:

A. One single-family dwelling per county approved lot;

B. Home occupations;

C. Accessory buildings and structures customarily appurtenant to permitted uses;

D. Livestock shall be permitted per a minimum parcel area of one-half acre;

E. Transitional housing;

F. Supportive housing. (Ord. 715 Exh. A (part), 2016; Ord. 453 § 11.02, 1985)

18.36.030 Conditional uses.

Conditional uses for which a use permit must be obtained in the RN zone are as follows:

A. Quasi-public buildings, structures and uses;

B. Reserved;

C. Reserved;

D. Two-family dwelling units (duplexes) and multiple-family dwelling units (apartments, condominiums), to a maximum density of fifteen units per acre;

E. Mobile home parks;

F. Off-street parking areas to serve uses not located on premises. (Ord. 679 § 1 (part), 2007; Ord. 453 § 11.03, 1985)

18.36.040 Area, lot width, and yard requirements.

Area, lot width, and yard requirements in the RN zone are as follows:

A. Minimum parcel size shall be decided by the county on a site-by-site basis and shall be dependent on the availability of public services and site specific environmental characteristics. In no case shall parcel size be smaller than that allowed by the site’s General Plan land use designation. Minimum parcel size where it has been decided by the county may be expressed by a numeric figure following the RN symbol. Said figure shall represent the minimum parcel size in thousands of square feet (for example, RN-30 means residential neighborhood, thirty thousand square foot minimum parcel size);

B. Lot width: eighty feet;

C. Lot depth: one hundred feet;

D. Front yard: thirty feet;

E. Side yards:

1. Street side of corner lot, thirty feet;

2. Interior side yard, twenty feet.

F. Rear yards: twenty feet. (Ord. 480 (part), 1988; Ord. 453 § 11.04, 1985)
