22.01.010 Intent and content.

In order to implement the general plan and to coordinate and control the development and use of real property throughout the city, there shall be a development plan of the city consisting of the regulations, criteria, standards, plans, maps, diagrams and other information set forth in this title or adopted pursuant to the provisions of this title. The boundaries of development areas and zones are precisely located rather than generally located as in the general plan. (Ord. 346 § 1 (part), 1972)

22.01.020 Relationship to general plan.

The development plan as a whole and each of its parts shall be consistent with the general plan and shall be considered as a further detailing of the general plan. (Ord. 346 § 1 (part), 1972)

22.01.030 Development map.

The development map is adopted as a part of this code. The boundaries and symbols shown on this map indicate the areas within the city subject to the various elements and provisions of the development plan as follows:

(1) The following symbols when not combined with any other symbol indicate areas subject to the regulations of the respective land use zones as set forth in this code:

A – Agricultural Zone

RS – Single-family Residential Zone

RM – Multi-family Residential Zone

COP – Commercial-Office-Professional Zone

CN – Neighborhood Commercial Zone

CC – Community Commercial Zone

M – Industrial Zone

MC – Industrial Commercial Zone

OS – Open Spaces Zone;

(2) The letters “ADP” followed by a number (e.g., ADP-49) indicate an area subject to the provisions of the area development plan identified by the number shown. Any of the land use zone symbols combined with the letters “ADP” followed by a number (e.g., RS/ADP-25) indicates an area subject to the provisions of the area development plan identified by the number shown, wherein the area development plan applies the regulations of the indicated zone, with or without modification, to the indicated area;

(3) Any of the land use zone symbols combined with the letters “ADP,” but without a number (e.g., RS/ADP) indicates an area for which an area development plan must be adopted before any further development will be permitted within the area. In such case the zone symbols merely indicate the approximate character and pattern of regulation intended.

Whenever an area development plan is adopted in accordance with the procedures provided in this code, the development map shall be revised to show the area affected by the area development plan using symbols as described in this section. Any change in the development map affecting any portion of the city for which an area development plan has not been adopted shall be made only by an ordinance adopted in accordance with the procedures provided in this title.

Whenever the development map shows a symbol within an area, such symbol shall apply to an area extending to the centerline of any adjoining street or alley. (Ord. 543 § 2, 1977: Ord. 517 § 2, 1976: Ord. 510 § 2, 1975; Ord. 346 § 1 (part), 1972)
