OFFICIAL ZONE (O)

18.24.010 Official zone (O).

The O official zone is intended solely for public, quasi-public and official uses and any other public or community functions, facilities and needs. (Ord. 1683 § 24, 2006; Urg. Ord. 1682; prior code § 10-3.1201)

18.24.020 Uses permitted.

Buildings, structures, and land in the O zone shall be used, and structures shall be erected, structurally altered, or enlarged only for the following purposes, plus such other uses as the commission and the council may deem to be similar and not more obnoxious or detrimental to the public health and general welfare. All projects in the O zone shall be subject to the site plan review provisions set forth in Chapter 18.44:

A. Public buildings;

B. Public schools;

C. Parks and recreation areas;

D. Water works and drainage facilities; and

E. Nonprofit senior citizen housing developments provided they meet all the development standards of the R-3 zone with the following exceptions:

1. The maximum density, floor area ratio, usable open space and storage space requirements may be modified in whole or in part by the community development director based upon a review of the impacts of the project on the surrounding area.

2. Parking: a minimum of one parking space per two dwelling units. Off-street spaces may encroach into the front yard setback area provided the spaces are properly screened and/or landscaped;

3. Dwelling unit size: the minimum dwelling unit size may be modified in part or in whole by the community development director on an individual project basis; and
