16.32.010 Specifications and contents.

The size of the tentative map shall be optional but the scale shall not be less than one hundred feet to the inch.  The tentative map shall contain the following information and any additional information required by the Subdivision Map Act.  Items determined by the city as inapplicable to a particular tract may, in the discretion of the city, be omitted if not required by the Subdivision Map Act.

A. Tract number obtained from the county surveyor and APN number from the city clerk;

B. Name and address of the owner whose property is proposed to be subdivided and the name and address of the subdivider;

C. Name and address of registered civil engineer, licensed surveyor, landscape architect or land planner who prepared the map;

D. North point;

E. Scale;

F. Date of preparation;

G. Boundary lines;

H. The location and width of all streets within the boundaries of proposed subdivisions and their approximate grades.  Each street shall be identified by actual street names or an identifying letter for proposed streets;

I. Location and width of alleys;

J. Name and location, width of adjacent streets;

K. Lot lines and approximate dimensions and numbers of each lot together with the engineering data showing the net square footage and the approximate finished grade of each lot and the elevation of the proposed building pad;

L. Approximate location and width of water courses, delineated by the water level of flood based on one-hundred-year storm frequency, location of structures, irrigation ditches and other permanent physical features;

M. Approximate contours;

N. Approximate location of buildings and permanent structures;

O. Location of trees within proposed rights-of-way to be dedicated;

P. Description of the exterior boundaries of the subdivision (or legal description of the property comprising the subdivision);

Q. Width and location of all existing or proposed public or private easements;

R. Classification of lots as to intended residential, commercial, industrial or other uses;

S. Railroads;

T. Approximate radii of curves;

U. Present zoning of proposed subdivision and adjoining property;

V. Land use of adjoining property.  (Ord. 80-1 Art. VIII §8.00, 1980).

16.32.020 Additional information.

The tentative map shall also show thereon, or be accompanied by ten copies of reports and written statements from the subdivider giving essential information regarding the following matters:

A. Source of water supply;

B. Type of street improvement and utilities which the subdivider proposes to install including a statement by the subdivider as to whether or not the proposed wiring for supplying electric, communication or similar or associated service will be installed underground;

C. Proposed method of sewage disposal;

D. Proposed storm water sewer or other means of drainage (grade and size);

E. Protective covenants to be recorded;

F. Proposed tree planting.  (Ord. 80-1 Art. VIII §8.01, 1980).
