17.12.010 Zones established.
For the purpose of this title and Title 18, four classes of use zones are established as follows:
R-1, single-family residential zone;
R-M, multifamily residential zone;
C, retail commercial zone;
OS, open space zone. (Ord. 373 § 1, 1983: Ord. 84 § 3.1, 1948)
17.12.020 Zoning map.
The boundaries of such zones are shown upon the zoning map adopted by the ordinance codified in this title and Title 18, or amendments thereto, and are adopted and approved, and the regulations of this title and Title 18 governing the use of land and buildings, building site areas, the height and bulk of buildings, the sizes of yards about buildings, and other matters as set forth in this title and Title 18, are established and declared to be in effect upon all land included within the boundaries of each and every district shown upon the map. 17.12.030 Boundary uncertainties.
Where uncertainty exists as to the boundaries of any district, shown on the official land use plan, the following rules shall apply:
A. Where district boundaries are indicated as approximately following street lines, alley lines or lot lines, such lines shall be construed to be such boundaries;
B. In unsubdivided property or where the district boundary line divides a lot, the location of such boundary, unless the same is indicated by specific dimensions, shall be determined by use of the scale appearing on the zoning map;
C. In case any further uncertainty exists, the city planning commission shall interpret the intent of the zoning map as to the location of such district boundaries;
D. Where any public street or alley, or other public right-of-way is vacated or abandoned after the effective date of the ordinance from which this section derives, the land formerly in such street, alley, or right-of-way shall be included within the district of adjoining property on either side; and in the event such street, alley, or right-of-way was a district boundary line between two or more different districts, the new district boundary line shall be the former centerline of such street, alley, or right-of-way.
