CERTIFICATES OF USE AND OCCUPANCY

18.96.010 Generally.

No vacant land in any zoning district established under the provisions of this title shall hereafter be occupied or used except for agricultural purposes, and no building hereafter erected, structurally altered or moved into or within any such zoning district shall be occupied until a certificate of use and occupancy shall have been issued therefor by the Building Official in the manner provided in the Building Code.

(a) No change shall be made in the character of occupancy or use by any building which would place the building in a different division of the same group of occupancy or in a different group of occupancies, unless such building is made to comply with the requirements of this title and other City ordinances for such division or group of occupancy.

(b) No change in the character of occupancy shall be made without a certificate of use and occupancy.

Note: Change of occupancy is not intended to include change of tenants or proprietors. (Zoning Ord. § 48-1).

18.96.020 Exception.

No such certificates shall be required for residential uses and buildings permitted in R1-8L and R1-6L zoning districts, except for home occupations. (Zoning Ord. § 48-2).

18.96.030 Issuance.

A certificate of use and occupancy shall be issued after:

(a) Written notice that the premises are ready for occupancy or use;

(b) Inspection indicates that the building or use is in conformity with this title and other regulations; and

(c) The procedures of the Building Code as most recently adopted by the City are followed and consummated. (Zoning Ord. § 48-3).
