16.12.010 Generally.

The form and contents of preliminary, parcel, tentative subdivision and final maps shall conform to the provisions of this chapter. [Ord. 163 § 3.01, 1981].

16.12.020 Preliminary map – Contents.

Preliminary maps shall be drawn to a size of 18 by 24 inches and to a scale of not more than 100 feet to one inch or of sufficient size and scale to enable city staff to properly review the proposed subdivision. The city engineer will establish size and scale requirements. [Ord. 163 § 3.02, 1981].

16.12.030 Preliminary map – Contents.

The preliminary map shall contain the following information:

A. A vicinity map indicating the location of the proposed subdivision in relation to the surrounding area;

B. The tract name, date, scale, north arrow, assessor’s parcel number, and boundaries sufficient to define the proposed subdivision;

C. Names and addresses of the record owner, subdivider and the engineer or surveyor or the individual who prepared the maps;

D. Names and assessor’s parcel numbers of all contiguous lands;

E. The location of any wildlife habitat, including rare and/or endangered species;

F. The location of riparian vegetation and all trees with a dbh greater than eight inches;

G. The approximate dimensions and areas of all lots;

H. Approximate location of all areas subject to inundation by storm water overflow and the location, width, and direction of flow of all watercourses, including tidal waters. The line of high water shall be shown if the subdivision is adjacent to a stream, channel or any other water;

I. The location and identification of all existing easements and/or rights-of-way and those to be offered for dedication;

J. The proposed water source and sewage disposal method for each lot shall be indicated and explained;

K. The location of all existing structures;

L. Location of proposed building sites and sewage disposal sites including reserve areas;

M. Existing and proposed land use;

N. Contours and their source and date. A maximum contour interval of 10 feet is permissible;

O. Preliminary title report of current date (less than six months old);

P. Significant rock outcroppings and other unusual land forms;

Q. Location of all areas subject to mass soil movement;

R. Any other information the subdivider may wish to supply. [Ord. 163 § 3.03, 1981].

16.12.040 Parcel maps – Generally.

The contents of parcel maps shall conform to the Subdivision Map Act and this chapter. [Ord. 163 § 3.04, 1981].

16.12.050 Parcel maps – Content.

The parcel map for subdivision shall be prepared by or under the direction of a civil engineer or licensed land surveyor registered in the state of California. It shall be based upon a survey, and shall conform to the following provisions:

A. It shall be legibly drawn, printed or reproduced by a process guaranteeing a permanent record in black on tracing cloth or polyester base film. Certificates, affidavits and acknowledgments may be legibly stamped or printed upon the map with opaque ink. If ink is used on polyester base film, the ink surface shall be coated with a suitable substance to assure legibility.

B. The size of each sheet shall be a minimum of 18 by 27 inches. A marginal line shall be drawn around each sheet leaving an entirely blank margin of one inch around three sides and at least a two-inch margin on the left. The scale of the map shall be large enough to show all details clearly. More than one sheet may be necessary to accomplish this end. Each sheet shall be numbered and clearly indicate its relation to adjoining sheets.

C. All survey and mathematical information and data necessary to locate all monuments and to locate and retrace any and all interior and exterior boundaries shall be provided according to the Subdivision Map Act. The map shall show the location and description of all monuments found in making the survey of the subdivision, and those to be placed permanently.

D. The boundary of the subdivision shall be designated by a blue border applied to the reverse side of the tracing and on the face of the blue line prints. Such border shall not interfere with the legibility of data.

E. Each parcel shall be numbered. Each street shall be named.

F. All encroachments shall be shown.

G. A certificate signed and acknowledged by all parties having any record title interest in the real property being subdivided, consenting to the preparation and recordation of the final map, is required, except as provided by Section 66436 of the Subdivision Map Act.

H. Dedications and easements, existing or to be provided, shall be clearly indicated and identified. Dedications of real property for public interest shall be made by certificate, signed and acknowledged by those parties having record interest in the property being subdivided.

I. The tract name, the date, scale and north arrow shall be provided.

J. A title report prepared within six months prior to the submittal of the parcel map shall be provided. [Ord. 163 § 3.05, 1981].

16.12.060 Parcel map – Certificate.

The following certificates shall appear on a parcel map:

A. Engineer’s (Surveyor’s) Certificate.

This map was prepared by me or under my direction (and was compiled from record data) (and is based upon a field survey) in conformance with the Subdivision Map Act at the request of (name of person authorizing map) on (date). I hereby state that the parcel map procedures of the Trinidad subdivision ordinance have been complied with and that this parcel map substantially conforms to the approved preliminary map and the conditions of approval thereof which were required to be fulfilled prior to the filing of the parcel map.

16.12.070 Tentative subdivision maps – Form.

Tentative subdivision maps shall be drawn to a size of 24 by 36 inches and to a scale of not more than 100 feet to one inch. [Ord. 163 § 3.07, 1981].

16.12.080 Tentative subdivision maps – Contents.

The tentative subdivision map shall contain the following information:

A. All the information required under TMC 16.12.030;

B. All curve data;

C. Any area for public use;

D. Typical sections of all streets, highways, ways and alleys, and details of required improvements, such as curbs, gutters, and sidewalks. These sections shall be of such scale as to show clearly all details thereof;

E. Typical sections and details of any grading to be performed;

F. A statement from the applicable school district(s) as to additional needs created by the subdivision. [Ord. 163 § 3.08, 1981].

16.12.090 Final maps – Generally.

The contents of the final map shall conform to the Subdivision Map Act and this title. [Ord. 163 § 3.09, 1981].

16.12.100 Final maps – Contents.

The final map shall be prepared by or under the direction of a registered civil engineer or licensed land surveyor registered in the state of California. It shall be based upon a survey and shall conform to the following provisions:

A. It shall be legibly drawn, printed or reproduced by a process guaranteeing a permanent record in black on tracing cloth or polyester base film. Certificates, affidavits and acknowledgments shall be legibly stamped or printed upon the map with opaque ink. If ink is used on polyester base film, the ink surface shall be coated with a suitable substance to assure permanent legibility.

B. The size of each sheet shall be a minimum of 18 by 27 inches. A marginal line shall be drawn completely around each sheet, leaving an entirely blank margin of one inch around three sides and at least a two-inch margin on the left. The scale of the map shall be large enough to show all details clearly and enough sheets shall be used to accomplish this end. The particular number of the sheet and the total number of sheets comprising the map shall be stated on each of the sheets, and its relation to each adjoining sheet shall be clearly shown.

C. All survey and mathematical information and data necessary to locate all monuments and to locate and retrace any and all interior and exterior boundary lines appearing thereon shall be shown, including bearings and distances of straight lines, and radii and arc length or chord bearings and length for all curves, and such information as may be necessary to determine the location of the centers of curves and ties to existing monuments used to establish the subdivision boundaries.

D. Each parcel shall be numbered and each block may be numbered or lettered. Each street shall be named.

E. The exterior boundary of the land included within the subdivision shall be indicated by distinctive symbols and clearly so designated. The map shall show the definite location of the subdivision, and particularly its relation to surrounding surveys.

F. When a soils or geologic report has been prepared, this fact shall be noted on the final map, together with the date of the report, the name of the engineer making the report, and the location where the reports are on file. If the requirement for a geologic or soils report is waived this shall be so noted.

G. All existing and proposed easements and/or encroachments shall be shown. [Ord. 163 § 3.10, 1981].

16.12.110 Final maps – Certificates.

Prior to filing, those certificates and acknowledgments set forth in this section shall appear on the final map:

A. A certificate, signed and acknowledged by all parties having any record title interest in the real property subdivided, consenting to the preparation and recordation of the final map, is required, except as provided for in Section 66436 of the Subdivision Map Act.

B. 1. Dedications of or offers to dedicate interests in real property for specified public purposes shall be made by a certificate on the final map, signed and acknowledged by those parties having any record title interest in the real property being subdivided, subject to the provisions of Section 66436 of the Subdivision Map Act.

2. In the event any street shown on the final map is not offered for dedication, the certificate may contain a statement to this effect.

C. The final map shall contain a certificate for execution by the city clerk stating that the city council approved the map and accepted, accepted subject to improvement, or rejected, on behalf of the public, any real property offered for dedication for public use in conformity with the terms of the offer of dedication.

D. 1. A certificate by the engineer or surveyor responsible for the survey and final map shall be included.

His certificate shall give the date of the survey, state that the survey and final map were made by him or under his direction, and that the survey is true and complete as shown.

2. The certificate shall also state that all monuments are of the character and occupy the positions indicated, or that they will be set in such positions on or before a specified later date. The certificate shall state that the monuments are, or will be, sufficient to enable the survey to be retraced. [Ord. 92-3 § 2, 1992; Ord. 163 § 3.11, 1981].
