14.09.094.010 Purpose.

The IP-Industrial Park district provides for large industrial and warehousing uses, some supporting commercial uses, as well as some interim agricultural uses as provided in this chapter. The provisions of this chapter are established to achieve the following purposes:

A. To allow for the establishment of large industrial use and certain types of secondary commercial uses and services for employees and businesses;

B. To strength the economic base of the community and encourage new employment opportunities by providing sites of adequate size and in appropriate locations to accommodate large industrial and warehousing development;

C. To implement the goals, objectives, and policies of the Zoning Ordinance, the Development Code, and the General Plan.

14.09.094.020 Applicability.

A specific plan or policy plan shall be required prior to the development or establishment of any use within the IP district. Permitted and conditional uses, development standards, performance standards, design guidelines, implementation measures, and any other requirements, specifications, or conditions pertaining to the districts shall be established through the specific plan or policy plan process in accordance with the provisions of Chapter 14.09.112, Specific Plans and Policy Plans, of this division.

14.09.094.030 Permitted Uses.

A. The following uses are permitted uses in the IP district, and include:

1. Uses designated as permitted uses by an applicable specific plan or policy plan;

2. Grazing or crop or tree farming as an interim use;

3. Modifications to existing permitted uses, in accordance with the provisions Section 14.09.112.090.A. of Chapter 14.09.112, Specific Plans and Policy Plans, of this division;

4. Interim industrial use of an existing building and developed site approved prior to the adoption of a specific plan or a policy plan, as follows:

a. When the use is a permitted use in the IS-Industrial Service district;

b. The use and site shall be subject to the standards of the IS-Industrial Service district.

5. Telecommunication facility, minor, in accordance with the provisions of Chapter 14.09.125, Telecommunication Facilities, of this division. (Ord. 1599, §23, 1998)

14.09.094.050 Conditional Uses.

A. The following conditional uses are allowed in the IP district and include:

1. Uses designated as conditional uses by an applicable specific plan or policy plan;

2. Modifications to existing conditional uses, in accordance with the provisions of Section 14.09.112.090.A. of Chapter 14.09.112, Specific Plans and Policy Plans, of this division;

3. Interim industrial use of an existing building and developed site as follows:

a. When the use is a conditional use in the IS-Industrial Service district;

b. The use and site shall be subject to the standards of the IS-Industrial Service district.

4. Telecommunication facility, major, in accordance with the provisions of Chapter 14.09.125, Telecommunication Facilities, of this division. (Ord. 1599, §23, 1998)
