R-1 SINGLE DWELLING UNIT RESIDENTIAL DISTRICT

16-08-010 R-1 single dwelling unit residential district established.

The R-1 single dwelling residential district is established as a district in which the principal use of the land is devoted to detached single-family dwellings. The intent of this district is to promote low density development and to provide desirable standards, services and utilities in a consistent matter; to protect residential areas against unduly heavy motor vehicles traffic, offensive noise, smoke, odor, dust, heat, glare and other objectionable factors; to encourage public health, comfort and welfare by providing ample open space. 16-08-020 Permitted principal uses.

Permitted principal uses in the R-1 district are as follows:

Single detached dwelling units. (Ord. 2286 § 6.1, 1982)

16-08-030 Permitted accessory uses.

Permitted accessory uses in the R-1 district are as follows:

A.    Awnings;

B.    Barbecue equipment;

C.    Canopies; Domestic pets;

D.    Flag poles;

E.    Garages;

F.    Gardens;

G.    Play houses;

H.    Recreation equipment;

I.    Statuary;

J.    Trellises;

K.    T.V. antennas;

L.    Fences (six feet in height rear and four feet height on side). (Ord. 3062 § 1 (part), 2000)

16-08-040 Permitted special uses.

In the R-1 district, the following uses are conditional on the approval of the plan commission and the city council. See Sections 16-04-310 through 16-04-370 of this code for further information.

A.    Churches and related religious institutions; B Governmental facilities including but not limited to the following uses:

1.    Police stations,

2.    Fire stations,

3.    Recreation centers,

4.    Schools,

5.    Utilities.

C.    Swimming pools;

D.    Storage Sheds (not to exceed one hundred (100) square feet);

E.    Signs;

F.    Home occupation (as permitted in Chapter 1676);

G.    Bath houses;

H.    Car ports;

I.    Fences (in front of houses or property not to exceed four feet in height);

J.    Planned unit development (as permitted in Chapter 16-56);

K.    Shelter care homes (Ord. 3062 § 1 (part), 2000)

16-08-060 Site, structure and bulk requirements for accessory uses.

Site, structure and bulk requirements for accessory uses in the R-1 district are as follows:

A.    Minimum yards.

B.    No accessory building or structure shall be located within ten feet of a principal building, nor shall it be located within five feet of another accessory building or structure.

C.    No accessory building or structure shall be close to any street adjoining a zoning lot that is the principal building on the same lot.

D.    No accessory building or structure shall exceed the height of the principal building on the lot nor in any case shall any building accessory to a residence exceed fifteen (15) feet in height. (Ord. 3062 § 1 (part), 2000; Ord. 2286 § 6.5, 1982)
