18.92.010 District intent.

The C2 (medium to large general commercial) district is intended to be used as follows:

(A) Use Type and Intensity.

(1) Moderate to high intensity commercial, retail, service, eating, and entertainment establishments.

(2) Standalone buildings, strip centers, and malls.

(B) Application of District.

(1) Existing and new development.

(2) Zoning districts can range from medium sized to large areas.

(C) Development Standards.

(1) Minimize light, noise, water, and air pollution.

(D) Appropriate adjacent districts: PR, AG, R5, IS, C1, C2, HC, I1, and I2.

(E) Plan Commission.

(1) Zone property C2 only after determining the site is appropriate for any of the possible permitted uses.

18.92.020 Permitted uses.

The following uses are considered permitted in the medium to large general commercial (C2) district:

(A) Automobile car wash.

(B) Automobile gas station.

(C) Automobile rental.

(D) Automobile repair/body shop.

(E) Automobile sales.

(F) Automobile services.

(G) Bank machine or ATM drive-up.

(H) Bank machine to ATM walk-up.

(I) Bank with drive-up window.

(J) Bank without drive-up window.

(K) Bar or tavern.

(L) Barber or beauty shop.

(M) Billiard or arcade room.

(N) Bowling alley.

(O) Broadcast studio.

(P) Club or lodge.

(Q) Coffee shop.

(R) Coin laundry.

(S) Commercial training facility or school.

(T) Country club.

(U) Dance or night club.

(V) Day care, adult.

(W) Day care, child.

(X) Delicatessen.

(Y) Event center.

(Z) Farmers’ market.

(AA) Fitness center or health club.

(BB) Funeral home or mortuary.

(CC) Health spa or day spa.

(DD) Hotel or motel.

(EE) Ice cream shop.

(FF) Kennel.

18.92.030 Special exception uses.

The following uses are considered a special exception in the medium to large general commercial (C2) district:

(A) Manufactured home sales.

(B) Retail sales, special.

(C) Semi tractor gas station.

(D) Semi tractor trailer sales.

(E) Sports complex.

18.92.040 Development standards.

(A) Minimum lot area: 15,000 square feet.

(B) Minimum lot width: 100 feet.

(C) Sanitary sewer utility: required.

(D) Water utility: required.

(E) Minimum front yard setback: 50 feet for primary and accessory structures.

(F) Minimum side yard setback: 20 feet for primary and accessory structures.

(G) Minimum rear yard setback: 20 feet for primary and accessory structures.

(H) Maximum lot coverage: 75 percent of lot area.

(I) Minimum main floor area: 1,000 square feet.

(J) Minimum dwelling unit size: not applicable.

(K) Maximum primary structures: six.
