MOBILE HOMES STANDARDS AND REGULATIONS IN THE R-1M ZONE

18.71.010 Title.

This chapter shall be known as the “mobile homes standards and regulations ordinance for the R-1M zone” and its use is limited to areas annexed into the town of Mesilla subsequent to February 9, 2004. [Ord. 2004-02 § 4]

18.71.020 Definitions.

“Mobile home” means a moveable or portable housing structure larger than 40 feet in body length, eight feet in width or 11 feet in overall height, designed for and occupied by no more than one family for living and sleeping purposes but does not include structures built to the standards of any municipal building code and other technical codes. Any mobile home that meets the requirements of the definition of a “manufactured housing unit” as defined at MTC 15.10.060 shall be considered to be manufactured housing and not a mobile home. 18.71.030 Setup and location of mobile homes.

Mobile homes shall be installed consistent with the Manufactured Housing Act (Chapter 60, Article 14, NMSA 1978) and State of New Mexico Manufacture Housing Division Rules and Regulations. Tongue and wheels shall be removed. Mobile home undercarriages shall be concealed by either:

A. An appropriate, nonflammable skirting developed for the particular mobile home by the manufacturer, or its equal, and meeting the requirements of town of Mesilla and the State of New Mexico Manufactured Housing Division Rules and Regulations on the installation of skirting; or

B. Entrenching the mobile home to a depth equal to the height of the undercarriage. Any such entrenching shall have provisions for drainage approved by the town’s engineer and shall be constructed in conformance with the State of New Mexico Manufactured Housing Division Rules and Regulations.
