18.96.010 Purpose.

The forest recreation, FR-10 zone is intended to provide for low-density rural and recreational home sites in a forest setting, where the property has been committed to noncommercial timber management. (Ord. 18 § 3.190(1), 2003)

18.96.020 Permitted uses.

(1) One single-family dwelling.

(2) Buildings accessory to a single-family dwelling.

(3) Farm use.

(4) Forest uses.

(5) Residential homes.

(6) Noncommercial wind energy systems and meteorological towers that meet the requirements of CCC 18.162.010.

(7) Noncommercial photovoltaic energy systems that meet the requirements of CCC 18.162.020. (Ord. 245 § 1, 2011; Ord. 229 § 1 (Exh. A), 2010; Ord. 18 § 3.190(2), 2003)

18.96.030 Conditional uses permitted.

In an FR-10 zone, the following uses and their accessory uses are permitted when authorized in accordance with the conditional use standards of this title:

(1) Private parks, playgrounds, campgrounds and hunting and fishing preserves.

(2) Home occupation.

(3) Public or private school.

(4) Commercial power generating facilities subject to the standards of Chapters 18.160 and 18.161 CCC. (Ord. 245 § 1, 2011; Ord. 229 § 1 (Exh. A), 2010; Ord. 18 § 3.190(3), 2003)

18.96.040 Dimensional standards.

(1) Lot Size. The minimum size for a new parcel shall be 10 acres.

(2) Setback Requirements. No structure or building shall be located closer than 100 feet from adjacent commercial forestland, nor closer than 50 feet from the right-of-way of a public highway, nor 25 feet from all other property lines. (Ord. 18 § 3.190(3), 2003)

18.96.050 Building requirements.

(1) No structure shall be constructed within 50 feet of the high-water line of a stream, creek or similar watercourse.

(2) Dwellings and accessory structures shall be constructed and located in a manner as prescribed in the Crook County Fire Ready handbook. (Ord. 321 § 4, 2020; Ord. 18 § 3.190(5), 2003)

18.96.060 Signs.

(1) One name plate for each dwelling unit not more than one and one-half square feet in area and not illuminated.

(2) One temporary sign advertising the sale, lease or rental of the property on which it is located, not more than three square feet in area and not illuminated.

(3) One sign identifying the name of a farm, ranch, forest enterprise, public use, or approved platted and recorded development or recreational use not more than 32 square feet in area, not illuminated and located at least 10 feet from a property line and 40 feet from a major collector or arterial ROW. 18.96.070 Site plan review.

For all uses allowed by CCC 18.96.010, the uses are subject to this section. Before a new building or use may be constructed, a site development plan shall be submitted to the planning department for approval. The planning department shall review for compliance to the zoning standards of this chapter. (Ord. 18 § 3.190(7), 2003)

18.96.080 Wildlife policy applicability.

The residential density limitations and the lot and parcel size limitations found in Wildlife Policy 2 of the Crook County comprehensive plan do not apply to any nonresource zones. (Ord. 236 § 1 (Exh. A), 2010)
