17.48.010 Conformance with zoning regulations.

Each lot resulting from the subdivision of an area shall conform with zoning regulations and the goals and policies of the comprehensive plan. (Ord. 766 § 2, 1998).

17.48.011 Entire tract to be included.

The entire original tract (except adjacent platted or short platted land) shall be included within one short plat application. (Ord. 766 § 2, 1998).

17.48.015 Lots to be surveyed and staked.

Each lot shall be surveyed and staked. (Ord. 766 § 2, 1998).

17.48.020 Lots to adjoin public streets – Access corridors.

Each lot shall adjoin a public street; provided, that upon approval of the Bonney Lake director of planning and community development, lots may have access to a public street by an access corridor in the same ownership as the lots served, or by recorded easement over an access corridor in other ownership, whichever in the discretion of the director of planning and community development is the best method of access based on existing adjacent development and potential development in as yet undeveloped adjacent properties, and on existing streets and potential future streets. In the event the subdivider disagrees with the decision of the director of planning and community development, he may take the matter to the hearing examiner for final decision upon payment of the administrative decision appeal fee. 17.48.030 Access corridors – Standards.

A. If corridor access is permitted the minimum corridor width to serve one, two or three lots shall be 20 feet, and corridors over 150 feet in length shall be improved with an all-weather driving surface designed to support the imposed loads of fire apparatus and have an acceptable turnaround provided.

B. Access corridors to serve four to nine lots shall be a minimum of 40 feet wide and developed to city standards for private streets.

C. Greater or lesser width may be required at the discretion of the director of planning and community development, with the concurrence of the fire marshal of Pierce County Fire Protection District No. 22, to address the need for emergency access or to allow for natural land configurations.

D. If access by corridor in the same ownership as the lots served is permitted, the area of such corridor shall not be included in the lot areas in determining conformance with minimum zoning requirements.

E. Permitted maximum length of an access corridor shall be 300 feet, except at the discretion of the director of planning and community development, with the concurrence of the fire marshal of Pierce County Fire Protection District No. 22, it may be longer.

F. Access corridors may have official city street designations; provided, that the private nature shall also be indicated by a street sign.

G. Access corridors shall allow use by any public utility or utility easements shall be provided. (Ord. 851 § 31, 2000; Ord. 766 § 2, 1998).

17.48.040 Underground utilities required.

17.48.050 Sanitary sewage disposal required.

Public sanitary sewer service shall be provided for each lot. (Ord. 766 § 2, 1998).

17.48.060 Water supply to be provided.

Water system to conform to city standards shall be provided for each lot. (Ord. 766 § 2, 1998).

17.48.070 Curbs, gutters, walkways and storm drainage for access corridors or streets.

Curb, gutter, pavement walkways and storm drainage facilities shall be required for all access corridors or streets which access four or more lots. (Ord. 766 § 2, 1998).

17.48.080 Dedications.

Private property may be dedicated to public use by a deed of dedication acceptable to the city, or by preparing a plan in accordance with the city subdivision ordinance, and recording the plat. (Ord. 766 § 2, 1998).

17.48.090 Construction of improvements.

A short plat shall not be signed by the director until the applicant has constructed or bonded all improvements required by the city. (Ord. 766 § 2, 1998).
