18.24.010 General intent.

The general intent of this zone is to provide certain commercial and service uses which are compatible with neighborhoods and principally oriented to serve adjacent residential areas and neighborhoods. A C-1 district is intentionally limited in area. The number of businesses in any one C-1 area shall be generally limited to one of each type. (Ord. 740 § 9, 1997).

18.24.020 Uses permitted outright.

18.24.030 Uses permitted by conditional use permit.

Repealed by Ord. 1416. (Ord. 740 § 9, 1997).

18.24.040 Accessory structures.

The following accessory residential structures are permitted on a lot in this district:

A. Accessory Structures.

1. Swimming pool, if enclosed with a six-foot fence;

2. Awnings or canopies;

3. Walls or fences, provided the requirements of BLMC 18.22.020 are met;

4. Flagpoles;

5. Outside fireplaces;

6. Accessory, noncommercial greenhouses;

7. Accessory sheds and tool rooms, provided they are part of a residential use;

8. Private docks, mooring facilities and boathouses, provided the project complies with shoreline management regulations and the provisions of BLMC 18.22.070;

9. Garage or carport.

18.24.050 Setback and bulk regulations.

The following bulk regulations apply to uses in this district:

A. Minimum Street Setback.

1. Structures along streets: 10 feet from the right-of-way;

2. Structures along State Highway 410: 55 feet from right-of-way line.

B. Minimum side yard setback shall be determined by landscaping requirements.

C. Minimum rear yard setbacks: 20 feet, subject to landscaping and screening requirements.

D. Maximum height of buildings: 35 feet.

E. Minimum lot width: 100 feet.

F. Maximum lot size: one acre.

G. Maximum impervious lot coverage: 75 percent.

H. Maximum residential density: same as the R-2 zone. (Ord. 1099 § 22, 2005; Ord. 740 § 9, 1997).

18.24.060 Off-street parking and loading requirements.

B. Parking shall be screened from the residential lot by a six-foot high fence or hedge. (Ord. 740 § 9, 1997).
