13.30.020 Intent.

The I-L zone is intended to accommodate certain industrial structures and uses having physical and operational characteristics which might adversely affect the economic welfare of adjoining residential and commercial uses. Regulations are designed to permit those industrial uses which can be operated in a relatively clean, quiet and safe manner compatible with adjoining industrial uses and without serious effect, danger or hazard to nearby nonresidential uses. 13.30.040 Permitted uses.

The following uses shall be permitted in the I-L zone:

A.    Wholesaling, warehousing, distribution, repair, rental and servicing of any commodity the sale of which is permitted in any commercial district, but excluding live animals, explosives and aboveground storage of flammable liquids and gases;

B.    Food and drug processing;

C.    Bottling works;

D.    Cold storage plants;

E.    Welding and machine shops;

F.    Public uses;

G.    Manufacture and assembly of light and small items made from previously prepared materials and including operations which do not create noise, smoke, odor, vibration or other objectionable nuisances to the extent that they are detrimental to surrounding uses;

H.    Residential uses existing at the time of adoption of the ordinance codified in this section;

I.    Public utilities;

J.    Public transportation, deadhead stations;

K.    Heavy equipment yards;

L.    Brokerage firms;

M.    Retail sales of goods or products manufactured on the premises, or used in manufacturing, repairing, or servicing activities on the same property;

N.    Software development;

O.    Research and development and associated offices;

P.    Advanced technology and biotechnology business;

Q.    Electronics manufacturing and development;

R.    Insurance claim centers;

S.    Call centers;

T.    Printing, publishing and allied industries; and

13.30.060 Conditional uses.

Any of the following uses may be permitted upon the issuance of a conditional use permit granted in accordance with Chapter 13.50 ECC:

A.    Retail sales, eating and drinking places, medical offices, private recreation facilities and similar establishments; provided, that they are intended to serve the convenience needs of the district;

B.    Gas service stations;

C.    Animal hospitals;

D.    Miniwarehouses;

E.    On-site hazardous waste treatment and storage facilities;

13.30.080 Building site area.

There shall be no minimum site area requirements in the I-L zone. [Ord. 2810 § 15.06, 1970.]

13.30.100 Yards.

13.30.120 Height limits.

13.30.140 Off-street parking.

Off-street parking facilities as described in Chapter 13.42 ECC shall be provided. [Ord. 2810 § 15.12, 1970.]
