13.36.020 Intent.
The MHS zone comprises areas developed or to be developed for placement and occupancy of manufactured homes for residential purposes on individually owned lots in manufactured home subdivisions. Regulations are designed to stabilize and protect the residential character of the zone, to promote and encourage a suitable family environment, and to prohibit all incompatible activities. Regulations encourage development, providing open spaces comparable with those of low density multifamily residential areas. Certain essential and complementary uses are also permitted under conditions and standards which ensure protection of the character of the zone. [Ord. 4175, 1998; Ord. 2810 § 18.01, 1970.]
13.36.040 Permitted uses.
In the MHS zone, the following use shall be permitted: one manufactured home per lot. [Ord. 4175, 1998; Ord. 2810 § 18.02, 1970.]
13.36.060 Conditional uses.
Any of the following uses may be permitted as principal uses upon issuance of a conditional use permit:
A. Recreation areas, facilities and buildings; offices; service buildings and yards; provided, that the primary purpose of any such use shall be service to residents of the subdivision.

13.36.080 Accessory uses.
Accessory uses permitted in the MHS zone shall be as follows:
A. One attached carport, one attached cabana or covered patio, and one attached or detached storage room per manufactured home. [Ord. 4175, 1998; Ord. 2810 § 18.06, 1970.]
13.36.100 Property development standards.
Property development standards for manufactured home subdivisions shall be as follows:
A. Minimum setback of any building or manufactured home from any district boundary line or public street line abutting the subdivision shall be 25 feet;
B. Minimum front setback from interior public streets shall be 10 feet;
C. All other property development standards which apply to manufactured home parks shall apply here with the exception that the minimum lot size shall be 6,000 square feet;
D. Manufactured homes which do not meet the applicable HUD manufactured housing standards of June 15, 1976, and are moved into a manufactured home subdivision must pass a fire safety inspection performed by the Washington State Department of Labor and Industries Mobile Home Division before an installation permit will be issued. 13.36.120 General regulations.
A. All regulations set for manufactured home parks shall apply, except streets shall be constructed to city standards and dedicated to public use.
B. Every manufactured home shall be permanently connected to utilities in compliance with applicable city codes. [Ord. 4175, 1998; Ord. 2810 § 18.10, 1970.]
