18.28.010 Purpose.
The main objective and intent of this zone is to provide areas that are more rural in character than is practical in more high-density urban centers while at the same time maintaining a suitable living environment for low-density single-family residential use. A related purpose is to utilize certain areas for single-family residential uses where limited density is required due to difficult slopes, soil conditions and drainage capacities. This may in some cases be utilized as an interim development area where higher density may be anticipated in the future, when specific development plans are submitted for review by the Hearings Examiner. 18.28.020 Permitted principal uses.
Permitted principal uses are as follows:
A. Single-family dwelling;
B. Day care or day nursery;
C. Park and/or playground;
D. Garden, nursery or greenhouse;
E. Municipal use. (Ord. 1400 § 2, 2006)
18.28.030 Permitted accessory uses.
Permitted accessory uses are as follows:
A. Garage;
B. Swimming pool;
C. Garden house;
D. A use customarily incidental to the permitted principal use. (Ord. 1400 § 2, 2006)
18.28.040 Conditional uses.
A. Conditional uses are as follows:
1. Church;
2. Home occupation;
3. Livestock and agriculture;
4. Noncommercial kennel;
5. Recreation facility;
6. Single-family mobile home complying with FMC 18.60.080;
7. Single-family modular home complying with the International Building Code and this title;
8. Public use;
9. A use similar in nature and effect to a permitted principal use or conditional use.

18.28.050 Minimum lot size.
Minimum lot size is as follows: One acre. (Ord. 1400 § 2, 2006)
18.28.060 Minimum lot width.
Minimum lot width is as follows: None. (Ord. 1400 § 2, 2006)
18.28.070 Maximum building height.
Maximum building height is as follows: 35 feet. (Ord. 1400 § 2, 2006)
18.28.080 Setbacks and lot coverage.
Setbacks and lot coverage are as follows:
A. Setbacks.
1. Front: 30 feet;
2. Rear: 15 feet;
3. Sides: Eight feet.
B. Lot coverage (maximum): 35 percent; includes square footage of the building area of both principal and accessory structures. (Ord. 1400 § 2, 2006)
18.28.090 Parking.
Two parking spaces per dwelling unit are required. For specific regulations on parking refer to Chapter 18.76 FMC. (Ord. 1400 § 2, 2006)
