18.40.010 Purpose.

The main objective and intent of this zone is to establish areas permitting professional and administrative services as well as allowing other uses relating to social welfare services for City residents. It is furthermore intended that these uses be compatible with multifamily residential uses in this zone, in terms of demands upon municipal services, street capacity and the impact of the two uses upon each other. 18.40.020 Permitted principal uses.

Permitted principal uses are as follows:

A.    Use required to conduct any of the following occupations: executive, administrative, professional, accounting, banking, barber shop, beauty shop, dispensing pharmacy, writing, clerical, stenographic, drafting and sales;

B.    Multifamily dwelling;

C.    Church;

D.    Museum;

E.    Cultural facility;

F.    Clinic;

G.    Art and/or photographic studio;

H. Single-family dwellings existing, or for which a building permit has been issued, prior to September 4, 2006, on lots of at least 6,500 square feet; and single-family dwellings constructed on parcels created, or approved, between October 23, 1996, and September 4, 2006, on lots of at least 6,500 square feet;

18.40.030 Permitted accessory uses.

Permitted accessory uses are as follows: A use customarily incidental to the permitted principal use, such as signs and automobile parking. (Ord. 1400 § 2, 2006)

18.40.040 Conditional uses.

A.    Conditional uses for this zone are:

1.    Restaurant;

2.    Mortuary;

3.    A use similar in nature and effect to a permitted principal use or conditional use;

4.    Mini-storage facilities;

5.    Public use.

18.40.050 Minimum lot size.

Minimum lot size is as follows: Minimum lot size for residential uses shall be 4,000 square feet per dwelling unit unless otherwise noted. (Ord. 1400 § 2, 2006)

18.40.060 Minimum lot width.

Minimum lot width is as follows: None. (Ord. 1400 § 2, 2006)

18.40.070 Maximum building height.

Maximum building height is as follows: 35 feet. (Ord. 1400 § 2, 2006)

18.40.080 Setbacks and lot coverage.

Setbacks and lot coverage are as follows:

A.    Setbacks.

1.    Front: 20 feet,

2.    Rear: 15 feet if rear of lot abuts side of residential property,

3.    Sides: Eight feet minimum;

B.    Special Setbacks. A special setback and clear zone shall be provided for the promotion of traffic safety, aesthetic considerations and general welfare on corner lots in the RO zone. For specific regulations on special setbacks and clear zones, refer to FMC 18.72.040;

C.    Lot coverage (maximum): None. (Ord. 1400 § 2, 2006)

18.40.090 Parking.

Parking is determined by use. For specific regulations on parking, refer to Chapter 18.76 FMC. (Ord. 1400 § 2, 2006)

18.40.100 Accessory building and use regulations.
