18.48.010 Purpose.

The main objective and intent of this zone is to provide for establishments offering accommodations or services to motorists, and for certain other specialized nonmerchandising activities. This zone will ordinarily be located in appropriate areas along federal and state freeway routes or other highways or major streets of local jurisdictions. (Ord. 1400 § 2, 2006)

18.48.020 Permitted principal uses.

Permitted principal uses are as follows:

A.    Automotive repair, service, sales and sale of new parts;

B.    Service station;

C.    Towing service;

D.    Tire dealer;

E.    Car wash establishment;

F.    Bicycle or motorcycle rental and/or sales;

G.    Hotel or motel;

H.    Restaurant, including drive-in;

I.    Laundry – self service;

J.    Mini-storage facility;

K.    Commercial recreation such as billiard parlor and/or bowling alley;

L.    Nursery – retail;

M.    Garden equipment and supplies;

N.    Real estate office;

O.    Mobile home dealer;

P.    Supermarket;

Q.    Veterinary clinic;

R.    Mobile home in mobile home park complying with Chapter 18.60 FMC;

S.    Public use;

T.    Professional office(s) in conjunction with a permitted principal use;

U.    Shipping containers for storage, subject to the issuance of a permit and in conformance with the provisions of Chapter 18.88 FMC;

18.48.030 Permitted accessory uses.

Permitted accessory uses are as follows: A use customarily incidental to the permitted principal use, such as signs, automobile parking and office space. (Ord. 1400 § 2, 2006)

18.48.040 Conditional uses.

A.    Conditional uses are as follows:

1.    Extension or remodel of existing home;

2.    Kennel;

3.    Commercial laundry;

4.    Liquor store;

5.    Shopping center;

6.    Family theater;

7.    Mobile home park complying with Chapter 18.60 FMC;

8.    Souvenir shop;

9.    Tavern;

10.    Commercial campground;

11.    Rental outlet;

12.    Transfer station, receiving center;

13.    A use similar in nature and effect to a permitted principal use or conditional use;

14.    Mobile home subdivisions with lot sizes of a minimum of 6,500 square feet and complying with all subdivision requirements of FMC Title 17.

18.48.050 Minimum lot size.

18.48.070 Maximum building height.

Maximum building height is as follows: 45 feet. (Ord. 1400 § 2, 2006)

18.48.080 Setbacks and lot coverage.

Setbacks and lot coverage are as follows:

A.    Setbacks: Front, rear and sides: 15 feet from any street right-of-way lines;

B.    Lot coverage (maximum): None. (Ord. 1400 § 2, 2006)

18.48.090 Parking.
