18.52.010 Purpose.
The main objective and intent of this zone is to provide for the location of enterprises which may involve some on-premises retail services but include factors of heavy trucking and handling of materials that would not be acceptable in strictly retail areas. It is furthermore intended to include those uses which need larger parcel size for outdoor storage, work yards or parking space, and also include wholesale and light industry. The uses included in this classification are considered as having compatible performance standards. (Ord. 1400 § 2, 2006)
18.52.020 Permitted principal uses.
Permitted principal uses are as follows:
A. A retail use requiring large sales areas either enclosed in a building or in a storage area, and whose principal retail activity is the sale or repair of bulky merchandise;
B. A use involving processing or storage of goods, provided the processes or equipment employed, or goods stored, processed or sold, shall be limited to those uses which are not objectionable by reason of odor, dust, smoke, cinders, fumes, gas, noise, vibration, refuse, matter of water-carried waste, and which also meet the performance standards specified in FMC 18.72.090;
C. Workshop;
D. Testing laboratory;
E. Automobile parts, supplies and services;
F. Automobile, truck and recreational vehicle sales;
G. Wholesale supply outlet;
H. Rental outlet;
I. Printing equipment, supplies and service;
J. Boat manufacturing and sales;
K. Building material outlet;
L. Electronic equipment manufacture, sales and service;
M. Wholesaling;
N. Light industry;
O. Laboratory – research and development;
P. Farm equipment, sales and service;
Q. Machine shop, where machines do not exceed 100 horsepower;
R. Moving and storage company;
S. Trailer, sales and rental;
T. Transfer station, recycling center;
U. Food processing;
V. Public use;
W. Offices;
X. Warehouses;
Y. Storage facilities;
Z. Restaurants;
AA. Manufacture of wood products, doors, molding, cabinets and other products of a similar nature;
BB. Shipping containers for storage, subject to the issuance of a permit and in conformance with the provisions of Chapter 18.88 FMC;

18.52.030 Permitted accessory uses.
Permitted accessory uses are as follows: A use customarily incidental to the permitted principal use, such as signs and automobile parking. (Ord. 1400 § 2, 2006)
18.52.040 Conditional uses.
A. Conditional uses are as follows:
1. Junkyard or wrecking yard, only if located a minimum of 50 feet from a residential zone and having a minimum eight-foot high view-obscuring fence;
2. Golf driving range;
3. Wholesale storage and warehouse facility;
4. Power plant;
5. Theater;
6. Art studio, dance studio, bookstore and similar related instructional facility;
7. Single-family dwelling, modular home or mobile home for caretaker or security owned by the business, occupied by an employee of the business and not to be used as a rental;
8. A use similar in nature and effect to a permitted principal use or conditional use.

18.52.050 Minimum lot size.
Minimum lot size is as follows: None. (Ord. 1400 § 2, 2006)
18.52.060 Minimum lot width.
Minimum lot width is as follows: None. (Ord. 1400 § 2, 2006)
18.52.070 Maximum building height.
Maximum building height is as follows: 45 feet. (Ord. 1400 § 2, 2006)
18.52.080 Setbacks and lot coverage.
Setbacks and lot coverage are as follows:
A. Setbacks.
1. Front: None.
2. Rear: 15 feet if rear of lot abuts side of residential property.
3. Side: None.
