17.16.100    Design of structures.

17.16.010 Intent.

An R-1 district is intended to provide for low density, single-family residential development for certain community services and facilities while preserving the character of the existing single-family residential areas. (Ord. 573 § 2, 1990).

17.16.020 Permitted uses.

Refer to Chapter 17.14 GHMC for uses permitted in the R-1 district. (Ord. 1045 § 7, 2006).

17.16.030 Conditional uses.

Refer to Chapter 17.14 GHMC for uses conditionally permitted in the R-1 district. (Ord. 1045 § 9, 2006).

17.16.040 Prohibited uses and structures.

Repealed by Ord. 710. (Ord. 573 § 2, 1990).

17.16.050 Site plans.

Before a building permit will be issued for a nonresidential use or structure in an R-1 district, the site plan review process as specified in Chapter 17.96 GHMC shall be followed. (Ord. 573 § 2, 1990).

17.16.060 Development standards.

In an R-1 district, the minimum lot requirements are as follows:

1A minimum lot area is not specified for subdivisions of five or more lots. The minimum lot width shall be 0.7 percent of the lot area, in lineal feet.

17.16.070 Maximum height of structures.

In an R-1 district, all buildings and structures shall not exceed 35 feet except as provided for under Chapter 17.62 GHMC, Height Restriction Area, and as provided under GHMC 17.99.390(A)(3), 17.99.510(A)(2) and 17.99.510(B). 17.16.080 Height variance for single-family dwellings.

Repealed by Ord. 725. (Ord. 710 § 8, 1996).

17.16.090 Alternative setback and height standards for R-1 district within historic district.

In an R-1 district located within the historic district, the following alternative setback and height provisions may be applied in lieu of the height and setback standards contained in Chapter 17.99 GHMC:

A. Minimum front yard setback: 25 feet;

B. Minimum rear yard setback: 30 feet;

C. Minimum side yard setback: 8 feet;

D. Maximum building height: 16 feet above the highest point of natural grade as measured along or within the building footprint. (Ord. 975 § 23, 2004).

17.16.100 Design of structures.

All structures shall conform to the design standards for single-family dwellings as defined in GHMC 17.99.490 and 17.99.510, as well as all other provisions of Chapter 17.99 GHMC applicable to single-family development. (Ord. 975 § 24, 2004).
