17.18.010 Purpose.

The purpose of this district is to implement the comprehensive plan by providing for mixed-use office and commercial uses suitable for offices, professional services, eating and drinking, and retail services which serve the greater Goldendale community.  (Ord. 1438 §2(part), 2014)

17.18.020 Principal uses.

Principal uses permitted outright in the central business district shall include:

A.    Banking and financial;

B.    Offices and professional services;

C.    Retail, merchandise, and apparel stores;

D.    Specialty, convenience, and drug stores;

E.    Photographic shops, barbershops and beauty shops;

F.    Theater and entertainment;

G.    Restaurants, taverns, bars, and night clubs;

H.    Microbreweries and brew pubs;

I.    Bakeries;

J.    Parking lots;

K.    Art galleries;

L.    Private clubs, lodges, union and social halls;

M.    Other uses may be permitted by the board of adjustment, if the use is determined to be consistent with the intent of the zone and is of the same general character of the uses permitted in this section.  (Ord. 1438 §2(part), 2014)

17.18.030 Accessory uses.

Accessory uses permitted in this commercial district shall include:

A.    Accessory uses in the central business district which are customarily incidental and subordinate to the principal use.  All such accessory uses must conform to all requirements for the principal use;

B.    Business signs in compliance with Chapter 17.42;

C.    Outdoor storage must be maintained in an orderly manner at all times;

D.    No on-site hazardous substance processing and handling, or hazardous waste treatment and storage facilities shall be permitted.  (Ord. 1438 §2(part), 2014)

17.18.040 Conditional uses.

Conditional uses permitted in this commercial district shall include:

A.    Residential uses;

B.    Public utilities;

C.    Public facilities;

D.    Cellular communications facilities;

E.    Other uses deemed by the board of adjustment as similar to and consistent with the intent and purpose of the office commercial zoning district.  (Ord. 1438 §2(part), 2014)

17.18.050 Development standards.

The following provisions shall apply in the central business district, subject to other provisions of this title, except that where conflicts in regulation occur, the regulations specified in this section or on a development plan approved pursuant to this chapter shall apply:

A.    Minimum lot area:  not applicable;

B.    Minimum lot width:  twenty feet;

C.    Minimum lot depth:  twenty feet;

D.    Maximum building height:  three stories but not to exceed fifty feet;

E.    Maximum lot coverage:  not applicable;

F.    Minimum front yard depth:  not applicable;

G.    Minimum rear yard depth:  zero feet (ten when abutting a residential district);

H.    Minimum side yard width:  zero feet (five when abutting a residential district);

I.    Minimum side yard width on corner lot:  not applicable.  (Ord. 1438 §2(part), 2014)

17.18.060 Parking.

Off-street parking shall be provided in accordance with the terms of Chapter 17.52.  (Ord. 1438 §2(part), 2014)

17.18.070 Landscaping.

Landscaping shall be provided with the terms of Chapter 17.54.  (Ord. 1438 §2(part), 2014)

17.18.080 Site plan.

A site plan shall be approved in accordance with the terms of Chapter 17.46.  (Ord. 1438 §2(part), 2014)
