17.24.010 Intent.

Commercial uses are permitted throughout the town of Index and in combination with other land uses; provided, that the goals of the town of Index comprehensive plan are met. (Ord. 370 § 3.3 (part), 2004).

17.24.020 Conditional uses.

Any new development with a greater intensity or impact than commercial use is considered a conditional use and must go through the planning commission and Index town council approval process and must comply with the intent of the town of Index comprehensive plan. This process includes submitting required applications (i.e., SEPA and critical areas), obtaining planning commission recommendations, a public comment period, and a decision by the Index town council. 17.24.030 Minimum lot size.

Seven thousand (7,000) square feet except for lots in single ownership prior to 1996. (Ord. 370 § 3.3 (part), 2004).

17.24.040 Maximum lot coverage.

Sixty (60) percent of any building site including primary and secondary structures. (Ord. 370 § 3.3 (part), 2004).

17.24.050 Maximum building height.

Thirty-five (35) feet. (Ord. 370 § 3.3 (part), 2004).

17.24.060 On-site sewage system.

All building lots must be approved by the Snohomish County health district for an on-site sewage system. (Ord. 370 § 3.3 (part), 2004).

17.24.070 Minimum building setbacks.

(A) All critical areas including the North Fork Skykomish River buffered as addressed in the critical areas ordinance.

(B) Twenty (20) feet from the property edge/front and back.

(C) Ten (10) feet from side of property.

(D) Building(s) shall be set back from all parts of septic systems in conformance with current Snohomish County health department regulations. (Ord. 383 (part), 2005; Ord. 370 § 3.1 (part), 2004).

17.24.080 Site plan review.

Environmental review by the planning commission and site plan approval by the town council are required for all new commercial development, every expansion of an existing commercial development, and any change in use that does not comply with zoning and critical area ordinances. (Ord. 370 § 3.3 (part), 2004).

17.24.090 Parking.

Commercial businesses must provide a plan providing for employee and consumer parking. (Ord. 370 § 3.3 (part), 2004).
