20.62.010 Purpose.

The high density R-60 Single-Family Residential Zone is intended to provide a greater range of housing densities than the other single-family zones. Duplexes are permitted in this Zone.

20.62.050 Minimum lot dimensions.

A. Area – 6,000 square feet.

1. Single-family dwelling unit – 6,000 square feet;

2. Duplex – 7,200 square feet (3,600 square feet per dwelling unit);

3. Congregate Care Facilities, Nursing Care Homes, and Nursing Care Facilities – 6,000 square feet for the first unit plus 1,500 square feet per sleeping room;

B. Width – 50 feet;

C. Depth – 60 Feet. (Ord. 00-06 § 2(part), 2000: Ord. 95-5 § 1(part), 1995).

20.62.060 Minimum yard requirements.

A. Front yard – 20 feet.

B. Side yard – 5 feet.

C. Rear yard – 20 feet.

20.62.070 Lot coverage.

Single-family units shall occupy a maximum of forty percent (40%) of the lot. Duplexes shall occupy a maximum of forty-five percent (45%) of the lot. Level II and Level III residential uses shall occupy a maximum of forty-five percent (45%) of the lot. (Ord. 2001-17 § 6, 2001).

20.62.080 Building height.

No building shall exceed thirty-five (35) feet.

20.62.090 Off-street parking.

Residential parking shall be provided at a minimum rate of 2 stalls per dwelling unit.
