20.82.010 Purpose.

The Light Industrial/Commercial Zone is designed to:

A. Provide for the development of areas near designated truck routes, highways and railroads in which certain types of industrial activities, which do not generate noise levels, light, odor of fumes that would constitute a nuisance or hazard, and which do not create exceptional demands upon public facilities and services may be located.

B. Permit in the same areas such commercial uses as may be compatible with the light industrial activities.

C. Protect such areas from other uses which may interfere with the stated purposes and efficient functioning of those purposes.

20.82.050 Minimum lot dimensions.

A. Area: No restrictions.

B. Width: No restrictions.

C. Depth: No restrictions.

20.82.060 Minimum yard requirements.

A. Front – No restrictions.

B. Side – No restrictions, except where abutting a residential district, then 10 feet.

C. Rear – No restrictions, except where abutting a residential district, then 20 feet.

20.82.070 Lot coverage.

Up to one hundred (100) percent lot coverage is allowed, provided all other development standards are met, such as off-street parking, etc.

20.82.080 Building height.

No building may exceed fifty (50) feet, except when abutting R-96, R-72, and R-60 residential zones, then maximum building height is thirty (35) feet.

20.82.090 Off-street parking.
