20.86.010 Purpose.

The Heavy Industrial Zone is intended primarily to provide adequate land area for the location of a broad range of industrial activities which may be their nature create a greater degree of hazard or annoyance than would be permitted in any other zoning district. Certain uses such as residential and retail businesses are not permitted in this Zone in order to promote a viable heavy industrial area which will not be injurious to nor hindered by incompatible uses.

20.86.050 Minimum lot dimensions.

A. Area: No restrictions.

B. Width: No restrictions.

C. Depth: No restrictions.

20.86.060 Minimum yard requirements.

A. Front – No restrictions.

B. Side – No restrictions, except where abutting a residential district, then 10 feet.

C. Rear – No restrictions, except when abutting a residential district, then 20 feet.

20.86.070 Lot coverage.

Up to one hundred (100) percent lot coverage is allowed provided all other development standards are met, such as off-street parking, etc.

20.86.080 Building height.

No building shall exceed eighty (80) feet, except when abutting R-96, R-72, and R-60 residential districts, then maximum building height is fifty (50) feet.

20.86.090 Off-street parking.
