20.54.010 Purpose.

The low density R-96 Single-Family Residential Zone is intended to provide for larger home sites than the other residential zones.

20.54.050 Minimum lot dimensions.

A. Area – 9,600 square feet.

1. Single-family dwelling unit – 9,600 square feet;

2. Level II and Level III residential units – 5,000 square feet per unit.

3. Congregate Care Facilities, Nursing Care Homes, and Nursing Care Facilities – 6,000 square feet for the first unit plus 1,500 square feet per sleeping room.

B. Width – 75 feet.

C. Depth – 80 feet. (Ord. 00-06 § 2(part), 2000: Ord. 95-5 § 1(part), 1995).

20.54.060 Minimum yard requirements.

A. Front yard – 20 feet.

B. Side yard – 10 feet.

C. Rear yard – 20 feet.

20.54.070 Lot coverage.

Buildings shall occupy a maximum of thirty-five percent (35%) of the lot. (Ord. 2001-17 § 4, 2001).

20.54.080 Building height.

No building shall exceed thirty (35) feet.

20.54.090 Off-street parking.

Residential parking shall be provided at a minimum rate of 2 stalls per dwelling unit.
