20.58.010 Purpose.

The medium density R-72 Single-Family Residential Zone is intended to provide a greater range of housing densities than the R-96 zone, while maintaining the general character of a single-family residential neighborhood.

20.58.050 Minimum lot dimensions.

A. Area – 7,200 square feet.

1. Single family dwelling unit – 7,200 square feet

2. Level II and Level III residential units – 5,000 square feet per unit.

3. Congregate Care Facilities, Nursing Care Homes, and Nursing Care Facilities – 6,000 square feet for the first unit plus 1,500 square feet per sleeping room.

B. Width – 50 feet.

C. Depth – 60 feet. (Ord. 2000-6 § 2(part), 2000: Ord. 95-5 § 1(part), 1995).

20.58.060 Minimum yard requirements.

A. Front yard – 20 feet.

B. Side yard – 5 feet.

C. Rear yard – 20 feet.

20.58.070 Lot coverage.

Buildings shall occupy a maximum of forty percent (40%) of the lot. (Ord. 2001-17 § 5, 2001).

20.58.080 Building height.

No building shall exceed thirty-five (35) feet.

20.58.090 Off-street parking.

Residential parking shall be provided at a minimum rate of 2 stalls per dwelling unit.
