17.08.240 Subdivision.

17.08.010 Applicability.

For the purposes of this title, the definitions set out in this chapter shall apply. (Prior code § 16.04.030(part))

17.08.020 Administrator.

“Administrator” means the county planning director. (Prior code § 16.04.030(1))

17.08.030 Alley.

“Alley” means a strip of land dedicated to public use providing vehicular and pedestrian travel to the rear site of properties which abut and are served by a public street. (Prior code § 16.04.030(2))

17.08.040 Block.

“Block” means a group of lots, tracts or parcels within well-defined and fixed boundaries. (Prior code § 16.04.030(3))

17.08.050 Commission.

“Commission” means the county planning commission. (Prior code § 16.04.030(4))

17.08.060 Cul-de-sac.

“Cul-de-sac” means a street closed at one end by a circular area of sufficient size for turning vehicles around. (Prior code § 16.04.030(5))

17.08.070 Dedication.

“Dedication” means the deliberate appropriation of land by an owner for any general and public use, reserving to himself no other rights than such as are compatible with the full exercise and enjoyment of the public uses to which the property has been dedicated. (Prior code § 16.04.030(6))

17.08.080 Easement.

“Easement” means a grant by a property owner to specific persons or to the public to use land for a specific purpose or purposes. (Prior code § 16.04.030(7))

17.08.090 Environmental health standards.

“Environmental health standards” means those standards for the provision of adequate water and sewage treatment facilities in the county which have been adopted by the Chelan-Douglas Health District. (Prior code § 16.04.030(8))

17.08.100 Final plat.

“Final plat” means the final drawing of the subdivision and dedication prepared for filing for record with the auditor and containing all elements and requirements set forth in RCW Chapter 58.17 and in this title. (Prior code § 16.04.030(9))

17.08.110 Frontage.

“Frontage” means the property line which abuts the principal means of access to the property. (Prior code § 16.04.030(10))

17.08.120 Lot.

“Lot” means a fractional part of divided lands having fixed boundaries. (Prior code § 16.04.030(11))

17.08.130 Official plans.

“Official plans” means those official maps, development plans or portions thereof adopted by the board of county commissioners, but shall not include the “comprehensive plan.” (Prior code § 16.04.030(12))

17.08.140 Plat.

“Plat” means a map or representation of a subdivision, showing thereon the division of a tract or parcel of land into lots, blocks, streets and alleys or other divisions or dedications. (Prior code § 16.04.030(13))

17.08.150 Preliminary plat.

“Preliminary plat” means a neat and approximate drawing of a proposed subdivision showing the general layout of streets and alleys, lots, blocks and restrictive covenants to apply to the subdivision, and other elements of a plat or subdivision which shall furnish a basis for approval or disapproval of the general layout of a subdivision. 17.08.160 Reserve easement.

“Reserve easement” means a strip of land between a subdivision boundary and a street within an approved subdivision, the control of which strip is deeded to the county. (Prior code § 16.04.030(15))

17.08.170 Reverse frontage lot.

“Reverse frontage lot” means a lot which has two opposite sides abutting two parallel or approximately parallel streets. (Prior code § 16.04.030(16))

17.08.180 Roadway.

“Roadway” means that surfaced portion of a street or alley right-of-way that is improved for vehicular traffic only. (Prior code § 16.04.030(17))

17.08.190 Short plat.

“Short plat” means the map or representation of a short subdivision. (Prior code § 16.04.030(18))

17.08.200 Street.

“Street” means an improved and maintained right-of-way which provides vehicular circulation or principal means of access to abutting properties, and which may also include provisions for public utilities, pedestrian walkways, public open space and recreation areas, cut and fill slopes, and drainage. (Prior code § 16.04.030(19))

17.08.210 Street, private.

“Private street” means a street intended for the use of one or more private individuals and developed and maintained by those private individuals who benefit from its establishment. (Prior code § 16.04.030(20))

17.08.220 Street, public.

“Public street” means a street established and adopted by the proper authorities for the use of the general public, and over which every person has a right to pass and use for all purposes of travel or transportation to which it is adopted and developed. (Prior code § 16.04.030(21))

17.08.230 Subdivider.

“Subdivider” means a person who causes land to be divided or resubdivided into a subdivision for himself or others. (Prior code § 16.04.030(22))

17.08.240 Subdivision.

“Subdivision” means the division of land into five or more lots, tracts, parcels, sites or divisions of land for the purpose of sale or lease and shall include all resubdivision of land. (Prior code § 16.04.030(23))
