P-R PROFESSIONAL/RESIDENTIAL DISTRICT

18.44.010 Applicability.

The following regulations shall apply to all P-R Districts, and shall be subject to the provisions of this title. (Ord. 977 § 1 Ex. A (part), 1987)

18.44.020 Permitted uses.

The following uses are permitted in P-R Districts:

A. Senior housing;

B. Family care homes for the aged;

C. Retirement communities;

D. Home occupations as defined in this title. (Ord. 977 § 1 Ex. A (part), 1987)

18.44.030 Conditional uses.

A. The following uses shall be permitted in any P-R District upon the granting of a use permit by the zoning administrator in accordance with the provisions of this title:

1. Multiple-family dwellings and apartment houses in a single structure;

2. Accessory building and uses;

3. Group care homes for the aged;

4. Professional offices, clinics, banks, and other financial offices;

5. Pharmacies, provided that nonmedical or nonsurgical items shall not exceed twenty-five percent of the total inventory;

6. Barbershops, beauty parlors, tailor shops, travel and ticket agencies and flower shops;

7. Establishments for the pickup and delivery of items for shoe repair, laundry and dry cleaning services, provided that no repairing, laundering or dry cleaning shall be done on the premises;

8. Other uses which the Zoning Administrator deems similar in nature.

B. The following uses shall be permitted in any P-R District upon the granting of a use permit by the Planning Commission in accordance with the provisions of this title:

1. Rest homes, convalescent care facilities, intermediate care facilities;

2. Churches, public utility and public and quasi-public buildings and uses, community centers, social halls, lodges and clubs;

3. Other uses which the Planning Commission deems similar in nature. (Ord. 977 § 1 Ex. A (part), 1987)

18.44.040 Regulations.

The following minimum and maximum requirements shall apply to all P-R Districts, as regulated herein:

A. Height. Maximum heights are:

1. Main buildings, forty feet;

2. Accessory buildings, fifteen feet average height between floor slab plate and ridgepole.

B. Site Area, Width. Minimum site requirements are:

1. Interior lots, five thousand square feet; fifty feet width;

2. Corner lots, six thousand square feet; sixty feet width.

C. Site Density. Minimum density requirements are:

1. Dwelling unit, seven hundred fifty square feet of lot area.

D. Lot Coverage. Aggregate building coverage shall not exceed sixty-five percent of the building site.

E. Front Yard. Minimum and maximum front yard requirements are:

1. Fifteen feet minimum, but in no case shall any structure be erected closer than forty feet from the centerline of any street;

2. No garage or carport, the entrance of which faces upon any property line, shall be situated closer to such property line than eighteen feet or such greater distance as needed for accessibility.

F. Side Yard. Minimum side yard requirements are:

1. Interior lots, five feet; interior side yards shall be increased four feet for each eight feet or portion thereof that the building exceeds twenty-four feet in height;

2. Interior lots, zero feet only where adjacent building walls are of four-hour construction rating, but in no case does this apply to buildings in excess of twenty-four feet in height;

3. Exterior side yards, seven and one-half feet.

G. Rear Yard. Minimum rear yard requirements are:

1. Fifteen feet.

H. Off-street parking. As regulated in the parking requirements chapter of this title.

I. Open Space. A minimum amount of open space per dwelling unit shall be required as provided for in Section 18.116.160 of this title. (Ord. 977 § 1 Ex. A (part), 1987)
