18.68.010 Applicability.

The following regulations shall apply to all M-2 Districts, and shall be subject to the provisions of this title. (Ord. 977 § 1 Ex. A (part), 1987)

18.68.020 Permitted and prohibited uses.

Permitted and prohibited uses in the Heavy Industrial District are indicated in the table in Section 18.68.035. All uses conducted within the Heavy Industrial District shall be consistent with the San Carlos General Plan and any applicable specific plan(s). In addition, all uses conducted within the Heavy Industrial District shall be conducted within an entirely enclosed building unless otherwise specifically indicated in Section 18.68.35 of this Code. 18.68.030 Conditional uses.

A. Planning Commission and Zoning Administrator conditional uses in the Heavy Industrial District are indicated in the chart in Section 18.68.035. Conditional use permits shall be processed and administered pursuant to Chapter 18.124.

B. Prior to granting a conditional use permit for general and professional offices, the following findings shall be made and standards met:

1. Based on written evidence presented at the public hearing, it is found that the use serves the needs of the industrial area;

2. Not more than ten percent of the gross floor area located on the site is devoted to professional and general offices;

3. Adequate parking is provided in accordance with the zoning ordinance codified in this title;

4. It is found that the location will not adversely affect other, primary industrial users; potential adverse effects include customer/client parking, circulation, and signing;

5. The applicant has signed an acknowledgment that the primary use in the area is industrial and, as such, reasonable noise, vibration and other similar environmental disturbances, consistent with the performance standards established in Section 18.72.050 of this title, may exist and be expected, and that the applicant is willing to accept such disturbances.
