17.37.010 Purpose.

The purpose of this chapter is to set forth standards applicable to development in the L-I and PUZ zoning districts. (Ord. 815 § 3 (Exh. A), 2020).

17.37.020 Connection to water and sewer.

All development in the L-I and PUZ zoning districts is required to be served by the town’s public water system and sewage system, except septic systems may be permitted in compliance with Chelan/Douglas Health District regulations if public sewer service is not available. (Ord. 815 § 3 (Exh. A), 2020).

17.37.030 Development standards.

All applicable provisions of Chapter 17.44 WMC, General Regulations, shall apply to development in the L-I and PUZ zoning districts. (Ord. 815 § 3 (Exh. A), 2020).

Minimum lot size and width

The minimum lot size and width shall be sufficient to accommodate the use(s) in accordance with this title and other applicable provisions of the WMC including, without limitation, the requirements for off-street parking, landscaping, signs, etc.

Maximum height

The maximum building height shall be 40'; provided, that all structures in this district shall be reviewed for compliance with Federal Aviation Administration standards.

50' as measured at the highest point, except that cupola domes, belfries, chimneys, fire and hose towers, flagpoles, associated antennas, and other similar projections are exempt from this provision except as restricted elsewhere in this title

1    When the lot is adjacent on the side property line to land in a residential zone, the side yard setback shall be 10 feet from the side property line.

2    When the lot is adjacent on the side and/or rear property line(s) to land in a residential zone, the side and/or rear yard setback shall be 25 feet from the side property line.

3    When the lot is adjacent on the rear property line to land in a residential zone, the rear yard setback shall be 15 feet from the rear property line.

17.37.050 Performance standards.

A. Refuse Storage. All outdoor trash, garbage and refuse storage areas shall be located outside of required front yard areas and shall be screened on all sides from public view.

B. General Storage. Storage of materials and merchandise, other than for display purposes, shall be located outside of required front yard areas and it shall be screened from public view. (Ord. 815 § 3 (Exh. A), 2020).
