25.150.010 Purpose.

Site plan review is intended to insure that development projects carried out in given land use districts are executed in a manner consistent with existing ordinances concerning public utilities, traffic, facilities and services and provide unified site design, access, landscaping, screening, building placement and parking lot layout. 25.150.020 Procedure.

Site plan review and approval shall be required either before or concurrent with issuance of the building permit. A building permit application may be submitted before or in conjunction with an application for site plan application approval. Site plan review shall be processed as a Type II procedure except for multifamily projects larger than 80 units, development projects greater than 15 acres in the business technology park and manufacturing research park, and building area larger than 50,000 square feet in the commercial district, all of which shall be processed as a Type III procedure as set forth in DMC 25.175.010. 25.150.030 Review criteria.

In order to obtain site plan approval, all of the development regulations and criteria specified in the district applicable to the property must be satisfied in addition to any general development requirements in Chapters 25.75 through 25.95 and 25.105 through 25.125 DMC. (Ord. 02-707 § 1)

25.150.040 Duration of approval.

Construction of the development proposal shown on the site plan must commence within 24 months from the date of the city’s final decision on the site plan, otherwise the site plan approval expires. (Ord. 02-707 § 1)

25.150.050 Amendments to site plan.

(1) Minor site plan amendments shall be processed as a Type I procedure as set forth in DMC 25.175.010. Minor site plan amendments may be made and approved when a building permit is issued.

(2) Major site plan amendments shall be processed as a Type II procedure except for multifamily projects larger than 80 units and development projects greater than 15 acres in the business technology park and manufacturing research park which shall be processed as a Type III procedure as set forth in DMC 25.175.010. When an applicant proposes a change to a site plan which constitutes a major amendment, no building or engineering permit related to the development proposal shall be issued by the city until the major amendment final decision has been issued.
