ZERO LOT LINE, SMALL LOT, AND COTTAGE DEVELOPMENT

18.25.010 Cottage housing – Application and review process.

Application for a cottage housing development consisting of nine or fewer lots shall be submitted and processed according to the requirements for content and form for short subdivisions and process as stated in Chapter 18.30 FWRC. Application for a cottage housing development consisting of 10 or more lots shall be submitted and processed according to the requirements for content and form for preliminary plats and final plats as stated in Chapters 18.35 and 18.40 FWRC. Applications for alteration and vacations of a cottage housing development consisting of nine or fewer lots shall be submitted and processed according to the requirements of FWRC 18.30.290. Alteration of cottage housing consisting of 10 or more lots shall be submitted and reviewed according to the requirements of Chapter 18.45 FWRC, and vacation of 10 or more lots shall be submitted and reviewed according to the requirements of Chapter 18.50 FWRC, respectively.

18.25.020 Zero lot line townhouse development – Application and review process.

Applications for a zero lot line townhouse development consisting of nine or fewer lots shall be submitted and processed according to the requirements for content and form for short subdivisions and process as stated in Chapter 18.30 FWRC. Application for a zero lot line townhouse development consisting of 10 or more lots shall be submitted and processed according to the requirements for content and form for preliminary plats and final plats as stated in Chapters 18.35 and 18.40 FWRC. Applications for alterations and vacations of zero lot line townhouse development consisting of nine or fewer lots shall be submitted and processed according to the requirements of FWRC 18.30.290. Applications for alterations of zero lot line townhouse development consisting of 10 or more lots shall be submitted and reviewed according to the requirements of Chapter 18.45 FWRC, and applications for vacation of 10 or more lots shall be submitted and reviewed according to the requirements of Chapter 18.50 FWRC, respectively.

18.25.030 Small lot detached development – Application and review process.

Applications for a small lot detached development consisting of nine or fewer lots shall be submitted and processed according to the requirements for content and form for short subdivisions and process as stated in Chapter 18.30 FWRC. Application for a small lot detached development consisting of 10 or more lots shall be submitted and processed according to the requirements for content and form for preliminary plats and final plats as stated in Chapters 18.35 and 18.40 FWRC. Applications for alteration and vacations of small lot detached development consisting of nine or fewer lots shall be submitted and processed according to the requirements of FWRC 18.30.290. Applications for alteration of development consisting of 10 or more lots shall be submitted and reviewed according to the requirements of Chapter 18.45 FWRC, and applications for vacation of 10 or more lots shall be submitted and reviewed according to the requirements of Chapter 18.50 FWRC, respectively. In addition to the platting procedures referenced above, all small lot detached development applications shall be submitted and processed as “demonstration projects” and must meet specific criteria as established by the city council.
