17.75.010 General description of character and intent of the zoning district.
This zoning district includes the industrial, warehousing, and major office development areas of the city, as well as the major utility areas. (Ord. 929 Ch. 7(J)(1), 1995).
17.75.020 Permitted uses.
The following uses shall be permitted in this zone:
(1) Manufacturing. The processing or assembling of materials or substances into a finished product.
(a) Food processing;
(b) Freezer plants/cold storage/food mills/fertilizer production and storage;
(c) Apparel and other finished products manufacturing and assembly;
(d) Building construction yards and offices;
(e) Electrical and electronic goods manufacturing and assembly;
(f) Metal products manufacture, fabrication, and assembly;
(g) Furniture and fixtures manufacturing and assembly;
(h) Computer equipment manufacture and assembly;
(i) Leather products manufacturing;
(j) Lumber and wood products processing;
(k) Medical and optic goods/watches and clocks manufacture and assembly;
(l) Printing, publishing, and allied industries;
(m) Rubber/plastic products manufacturing;
(n) Stone, clay, glass, and concrete products manufacturing;
(o) Transportation equipment manufacturing and assembly;
(p) Handicraft, craft, and artisan shops and studios;
(q) Caretaker’s units;
(r) Accessory buildings/structures.
(2) Wholesale/Storage/Distribution. Establishments engaged in the storage, trucking, or transfer of household or commercial goods of any nature, or establishments engaged in the sale of large quantities of goods.
(a) Wholesale commercial operations;
(b) Equipment and machinery sales and storage;
(c) Home building supply establishments;
(d) Warehousing operations;
(e) Freight distribution centers;
(f) Mini-warehouse/storage facilities;
(g) Public transit storage and maintenance facilities;
(h) Residential and business moving van and storage facilities;
(i) Caretaker’s units;
(j) Accessory buildings/structures.
(3) Industrial Services. Establishments engaged in mechanical and repair services.
(a) Auto repair establishments (minor, major, paint and body shops);
(b) Towing and wrecking services;
(c) Janitorial services;
(d) Laundry plants;
(e) Accessory buildings/structures.
(4) Public Utilities. Activities that provide electricity, sanitary sewer, water, and other related services for public consumption.
(a) Public safety (police/fire) stations;
(b) Electrical substations/generating plants;
(c) Sewage treatment plants;
(d) Solid waste disposal/recycling centers;
(e) Propane/gasoline/other petroleum products storage and distribution centers;
(f) Electrical transmission lines;
(g) Accessory buildings/structures;
(h) School bus transportation and maintenance facilities.
(5) Miscellaneous Establishments.
(a) Business or professional service establishments;
(b) Retail food establishments (all types);
(c) Health care facilities;
(d) Adult entertainment facilities;
(e) Tattoo parlors;

17.75.030 Performance standards.
All of the above uses shall be permitted in the GI zoning district; provided, that all of the standards of each use, as specified in the following Table of Dimensional and Density Requirements, and those performance standards that apply to the proposed development have been observed. The performance standards that could apply include those found in SMC Title 16 and Chapters 17.90 through 17.154 SMC. (Ord. 1110 § 3, 2002; Ord. 929 Ch. 7(J)(3), 1995).

1 Adult entertainment uses shall be located only in the adult entertainment overlay zone as specified in SMC 5.32.030.
2 Minimum lot size and dimensional requirements shall be the same as for the principal use.
3 Minimum lot size and dimensional requirements for accessory buildings (not including accessory dwelling units) shall be the same as for the principal use to which these buildings are subordinate. See also SMC 17.25.100 and 17.25.110.
