(R-LOW 1 ACRE) RURAL ZONING DISTRICT – ONE (1) ACRE PER DWELLING UNIT

17.20.010 Purpose.

The principal purpose of this district is to conserve and protect open land uses, protect environmentally sensitive areas and prevent urban and agricultural land use conflicts. (Ord. 20-427 § 1 (part): Ord. 16-398 § 1 (part): Ord. 15-393 § 1 (part): Ord. 07-303 § 2 (part))

17.20.020 Permitted uses.

The following uses are permitted in the R-Low zoning district:

A.    Single-family dwellings excluding mobile homes and manufactured homes;

B.    Farms, as defined in Section 17.12.020;

C.    Public and private forest and wildlife reservations;

D.    Accessory buildings and uses customarily incidental to the above uses;

E.    Guest House. Each property may have one (1) guest house, no greater than one thousand two hundred (1,200) square feet in size and must meet all setbacks;

F.    Pasture for keeping of horses for private use, subject to the requirements of Section 17.104.110 (Equine regulations). (Ord. 20-427 § 1 (part): Ord. 16-398 § 1 (part): Ord. 15-393 § 1 (part): Ord. 07-303 § 2 (part))

17.20.030 Conditional uses.

The following uses may be permitted in the R-Low zoning district subject to a conditional use permit:

A.    Churches;

B.    Private schools with a curriculum consistent with public schools;

C.    Golf courses including club houses, miniature courses and practice driving tees;

D.    Service to the public of water, gas, electricity, telephone, and sewage wastewater. The foregoing shall be deemed to include attendant facilities and appurtenances to these uses, including, without limitations, distribution, collector and feeder lines, pumping or booster stations along pipelines, and substations along electric transmission lines;

E.    Hospitals and institutions of an educational, religious, charitable, or philanthropic nature, homes for the aged, nursing homes, and convalescent homes;

F.    Home occupations, per Section 17.104.130;

G.    Guest ranch, provided the site contains at least ten (10) acres and the buildings housing animals are set back from all lot lines a distance of fifty (50) feet, subject to securing a conditional use permit, and the requirements of Section 17.104.110 (Equine regulations);

H.    Public riding stables and boarding stables, provided the site contains at least ten (10) acres and the buildings housing animals are set back from all the lot lines a distance of fifty (50) feet, subject to the requirements of Section 17.104.110 (Equine regulations);

17.20.040 Height regulations.

Building height shall not exceed thirty-five (35) feet in height from average grade to highest point on the roof, unless otherwise provided in Section 17.104.050. (Ord. 20-427 § 1 (part): Ord. 16-398 § 1 (part): Ord. 15-393 § 1 (part): Ord. 07-303 § 2 (part))

17.20.050 Setback regulations.

The required setbacks are as follows:

A.    Front Yard.

1.    There shall be a front yard having a depth of not less than thirty (30) feet.

2.    Corner lots shall require a front yard depth of thirty (30) feet on each street side.

B.    Side Yard. There shall be a side yard on each side of a building having a width of not less than twenty (20) feet.

C.    Rear Yard. There shall be a rear yard having a depth of not less than thirty (30) feet. (Ord. 20-427 § 1 (part): Ord. 16-398 § 1 (part): Ord. 15-393 § 1 (part): Ord. 07-303 § 2 (part))

17.20.060 Intensity of use regulations.

The intensity of use regulations are as follows:

A.    Lot Area. Each lot shall have a minimum lot area of one (1) acre.

B.    Lot Width. Each lot shall have a minimum width of one hundred twenty-five (125) feet.

C.    Lot Coverage. The maximum lot coverage shall be twenty-five (25%) percent of the lot area.
