17.56.010 Purpose.

The principal purpose of this zoning district is to provide seasonal or permanent housing where residence is exclusively in recreational vehicle use, taking into consideration existing conditions, including present use of land, future land use needs and the availability of infrastructure. 17.56.020 Uses permitted.

Recreational vehicle (RV) park, subject to the following:

A.    The recreational vehicle (RV) park lot or parcel shall be not less than five (5) acres, inclusive of rights-of-way, easements or dedications, and shall observe the minimum area standards set forth herein.

B.    Each recreational vehicle space shall have an area of not less than one thousand five hundred (1,500) square feet and a width of not less than thirty (30) feet.

C.    Recreational vehicles shall be located on spaces so as to provide a minimum setback from the nearest edge of any interior drive or roadway of not less than five (5) feet and so as to provide a minimum setback from any RV space boundary not in common with the edge of any interior drive or roadway of not less than five (5) feet, except that in the case of RV spaces having boundaries in common with two (2) or more interior drives or roadways then the minimum setback from the nearest edge of the interior drive or roadway shall be not less than twenty (20) feet on the recreational vehicle entry side and not less than five (5) feet on the nonentry side.

D.    The minimum distance between recreational vehicles in the same park shall be fifteen (15) feet.

E.    Minimum distance or setbacks required herein shall be the shortest of horizontal dimensions measured from the nearest portion of the sidewall of a recreational vehicle or from the patio cover, ramada or similar appurtenances. (Ord. 22-444 § 1; Ord. 15-393 § 1 (part): Ord. 90-82 § (1)(1202))

17.56.030 Site plan approval required.

Site plan review, in accordance with Chapter 17.84, is required for any proposed RV park. In addition to the requirements as specified in Chapter 17.84, the following shall be required:

A.    All RV park spaces on the plan shall be clearly numbered for proper identification.

B.    A permit to construct shall not be issued until the sanitation facilities and water supply have been approved by the Arizona Department of Health Services.

C.    Thirty (30%) percent of the property, exclusive of roads and parking, shall be maintained as meaningful open space. (Ord. 15-393 § 1 (part): Ord. 90-82 § (1)(1203))

17.56.040 Streets.

A.    All streets within the RV park shall be private. Installation and maintenance will be the responsibility of owner.

B.    If the RV park is bordered by a potential or existing major thoroughfare, section line, mid-section line, collector street, minor street or marginal street, that portion bordering the RV park shall be dedicated for public use and constructed in accordance with the current uniform standard details and specifications for public works construction.

C.    If it is determined that the dedication and construction of the streets will be required, as described in subsection B of this section, then construction of the streets shall begin within six (6) months from the date of approval of the park plans and shall be completed within twelve (12) months after approval of the park plans. Necessary financial assurances shall be submitted to guarantee construction of all required off-site improvements. (Ord. 15-393 § 1 (part): Ord. 90-82 § (1)(1204))

17.56.050 Detached accessory buildings.

A.    All accessory buildings requiring a building permit, as established by the Town Building Code, shall be located on the site in accordance with the following schedule:

1.    Maximum height: thirty (30) feet;

2.    Minimum front yard: fifteen (15) feet;

3.    Minimum side yards: ten (10) feet;

4.    Minimum rear yard: ten (10) feet.

B.    The minimum setbacks, as established above, shall be measured from the exterior boundaries of the site. (Ord. 15-393 § 1 (part): Ord. 99-167, § 1; Ord. 90-82 § (1)(1205))

17.56.060 Private use accessory buildings.

All accessory buildings, not requiring a building permit, established by the Town Building Code, shall be located in accordance with Chapter 17.104. (Ord. 15-393 § 1 (part): Ord. 90-82 § (1)(1206))
