18.27.010 Permitted uses.
A. Uses Permitted.
1. All uses as permitted in STC 18.09.020(A) (General Residential and Rural Zoning Provisions);
2. Duplex dwelling;
3. Multiple dwelling;
4. Recreational facilities;
5. Temporary manufactured or mobile housing: In accordance with STC 18.17.020(A)(2) (SR Suburban Ranch Zone);
6. Private school: In accordance with STC 18.17.030(B)(5) (SR Suburban Ranch Zone);

18.27.030 Development standards – General.
A. Minimum site area: 7,000 square feet.
B. Minimum site setbacks:
1. Front: 20 feet;
2. Side: 10 feet each;
3. Rear: 10 feet.
C. Average area per dwelling unit:
1. Duplex or multiple dwellings: 3,500 square feet.
D. Minimum lot area for single detached dwelling: 7,000 square feet.
E. Maximum lot coverage: 50 percent (for main buildings).
F. Minimum setback requirements for duplex or multiple dwellings: None. Zero-lot-line siting of dwelling units on individual lots is permissible, subject to town of Sahuarita building codes.
G. Minimum building setbacks (from property line) for single detached dwellings:
1. Side: Aggregate of 12 feet on both sides, with minimum of five feet;
2. Rear: 20 feet.
H. Building height limitations:
1. Maximum height: 34 feet.
2. In all areas restricted by the Hillside Development Zone (Chapter 18.61 STC, HD Hillside Development Zone), no building shall exceed two stories.

18.27.040 Development standards – Accessory structures.
A. Permitted coverage: Maximum five percent of the individual lot area.
B. Height limitation: 12 feet.
C. Minimum setback requirements:
1. From main building(s): Seven feet;
