MINIMUM IMPROVEMENT REQUIREMENTS

17.48.010 Improvements--Generally.

Improvements to be installed shall be not less than the following:

A.    Where all lots in the subdivision contain more than forty thousand square feet:

1.    Improved roads;

2.    Storm drainage facilities as required;

B.    Where any lot in the subdivision contains less than forty thousand but more than ten thousand square feet:

1.    All improvements required by subsection A above;

2.    One or the other of the following:

a.    Domestic water supply, with lines to serve each lot, and stubbed to property line,

b.    Sanitary sewer system, with laterals to serve each lot and stubbed to property line.

C.    Where any lot in the subdivision contains ten thousand square feet or less:

1.    Improved roads and streets;

2.    Water lines, sanitary sewers and gas lines to serve each lot and stubbed to property line;

3.    Fire hydrants;

4.    Storm sewers, drains and channel improvements;

5.    Slope planting, silt basins and other forms of erosion control;

6.    Not less than one street tree per lot;

7.    Street signs at all intersections;

8.    Stop signs where any street intersects a highway or county arterial;

9.    Other traffic control devices as required by the county engineer.  (Ord. 375 §14.1, 1965).

17.48.020 Off-site improvements where water and sewer systems are required.

The following off-site improvements may be required where water and sewer systems are required:

A.    The development of a domestic water supply including storage facilities or financial contribution for the improvement of any existing source of supply, and the construction of transmission lines from that supply to the proposed development;

B.    The development of sewage disposal facilities or financial contribution for the improvement of any existing sewage disposal system and the construction of transmission lines from the proposed improvements to the site of disposal.  (Ord. 375 §14.2, 1965).

17.48.030 Drainage facilities.

When the county has adopted a drainage element of a general plan pursuant to Section 65469 of the Government Code of the state, which contains an estimate of the total cost of constructing the drainage facilities required by the plan, the subdivider shall pay the fee set out for constructing planned drainage facilities required by the plan, the subdivider shall pay the fee set out for constructing planned drainage facilities for the removal of surface and storm waters from local or neighborhood drainage areas.  (Ord. 375 §14.3, 1965).

17.48.040 Access roads.

Improved access roads may be required.  (Ord. 375 §14.4, 1965).

17.48.050 Utility extension.

The extension of other utilities may be required.  (Ord. 375 §14.5, 1965).
