17.33.010 Purposes and intent.

This zone is designed to implement the city’s general plan industrial (I) land use designation. The purposes and intent of the district are:

To provide for manufacturing, processing, assembly, storage, distribution and other businesses including those that may require outdoor storage and including auto repair facilities and similar heavy industrial uses. Generally, uses under this designation may be incompatible with other land uses due to noise, appearance, traffic, odors or similar characteristics. Light industrial uses that may be compatible with other land uses will generally be in the business attraction and expansion (BAE) zoning district.

Generally, land zoned industrial will be concentrated in industrial parks isolated from other land uses by topography, major thoroughfares or other natural barriers. Industrial land uses will be in areas that are not highly visible from State Route 4, State Route 49 or other major thoroughfares. Those areas designated for industrial use that are visible from major transportation routes shall require appropriate screening to reduce visibility. Given the concentrated nature of development in the city and potential for land uses incompatible with neighboring properties, the extensive development of new heavy industrial uses is expected to be limited. 17.33.020 Permitted uses.

Within the industrial (IND) district, the following uses are permitted unless otherwise specified in this title (see Chapters 17.73, Administrative Site Plan Review Permit and 17.74, Site Development Permits):

A.    One single-family dwelling per parcel;

B.    General farming and ranching on parcels ten acres or larger in size;

C.    Community garden;

D.    Processing agricultural products;

E.    Roadside stands for sale of agricultural products primarily from the farm or ranch located on the parcel or a combination of the parcel and other parcels under the same ownership all located in Calaveras County;

F.    Nurseries and greenhouses;

G.    Christmas tree farms;

H.    Package distribution and delivery facilities;

I.    Recreational buildings and developments (indoor);

J.    Theaters (indoor);

K.    Public safety facilities;

L.    Public transportation stations or hubs;

M.    Service stations with or without indoor vehicle repair;

N.    Car washes;

O.    Animal hospitals (indoors);

P.    Wholesale businesses (indoors);

Q.    Retail sales related to the service or product manufactured on site through a permitted industrial use;

R.    General manufacturing, processing and refining (indoors);

S.    Equipment repair facilities (indoors);

T.    Mini-storage facilities (indoors);

U.    Equipment and material storage and/or rental (indoors);

V.    Mini-mart;

W.    Health care facility;

X.    Day care facility;

Y.    Residential care home;

Z.    Transitional and supportive housing;

AA.    Homeless shelter;

BB.    Funeral home not in conjunction with mortuary, mausoleum, columbaria or crematoria;

CC.    Nonresidential rooftop solar energy system as an accessory use;

DD.    Recycling facilities less than five hundred square feet in area including unattended collection containers;

17.33.030 Conditional uses.

A.    Outdoor sales and storage;

B.    Commercial laundry or dry-cleaning plants;

C.    Hazardous materials distribution, storage, or processing;

D.    Recycling facilities more than five hundred square feet in area;

E.    Recreational buildings and developments (outdoor) including campgrounds, RV parks;

F.    Places of public assembly, social clubs, lodges, and clubhouses;

G.    Schools;

H.    Mortuaries, mausoleums, columbaria and crematoria;

I.    Animal hospitals (outdoors);

J.    Kennels;

K.    Flea markets;

L.    Airports and heliports;

M.    Public utility facilities;

N.    Telecommunications facilities including wireless telecommunications facilities, towers, broadcast studios;

O.    Adult entertainment businesses;

P.    Theater (outdoor);

Q.    Solid waste transfer station;

R.    Firearms, weapons or ammunition sales;

S.    Auction yard;

T.    Vehicle/automotive repair services including outdoor vehicle storage;

U.    Solar energy facilities/substations/farms;

17.33.040 Site development standards.

Site development standards in the IND district are as follows:

A.    Minimum lot area for new lots, ten thousand square feet;

B.    Maximum impervious surfaces, seventy-five percent, maximum;

C.    Maximum building height, forty-five feet;

D.    Lot width, seventy feet, minimum;

E.    Lot depth, one hundred feet, minimum;

F.    Minimum building setbacks:

1.    Front, twenty feet;

2.    Side, five feet;

3.    Exterior side of a corner lot, same as front;

4.    Rear:

a.    Principal building, twenty feet;

b.    Accessory building, five feet;

5.    Between buildings, ten feet;

6.    Vision clearance, thirty-five feet;

G.    Minimum landscaping requirement: fifteen percent;

H.    For parcels adjoining or visible from highways, arterials, or collectors, project design shall accommodate the provision of street trees;

I.    Areas designated for industrial use and visible from major transportation routes shall require appropriate screening to reduce visibility. (Ord. 509 §4 (Att. C), 2021; Ord. 270 (part), 1984. Formerly 17.33.070)
