A AIRPORT DISTRICT

17.30.010 Purpose.

The purpose of this combination district is to limit use and development of the glider airport property to airport related uses. This is to protect the long-term viability of the airport, its safety and compatibility with adjacent land uses. (Ord. 460 § 24, 1991).

17.30.020 Uses allowed.

Uses allowed in the A district are as follows and each shall require a use permit: any expansion of uses or new structures that are airport operations or related uses including:

A. Taxi service;

B. Glider operations;

C. Airplane repair and maintenance;

D. Accessory structures and uses related to the above, such as office space;

E. Eating establishments if clearly subordinate and incidental to airport uses. (Ord. 460 § 24, 1991).

17.30.030 Height limit of buildings and structures.

Height limit of buildings and structures in an A district shall be 30 feet. A safety and noise study must be submitted for all new development, expansions to existing facilities where such expansion is greater than 10 percent of the existing area, and intensification of use to determine appropriate structure height, location and land use compatibility. (Ord. 460 § 24, 1991).

17.30.040 Lot area requirements.

A. Lot area requirements in an A district shall be as follows:

1. Minimum lot area shall be 45 acres;

2. Minimum lot dimensions, none.

B. There shall be no setbacks for main buildings and accessory buildings unless:

1. Adjacent to property with a residential zoning designation the minimum setback for any building shall be 30 feet; or

2. Adjacent to a C commercial zone a minimum setback for any building shall be 25 feet.

17.30.050 Design review.

New construction, remodels and renovation shall require design review in accordance with Chapter 17.06 CMC.
