17.38.010 Purpose.

The X or future development combining district is designed to allow the designation of proposed future development for lands not yet suitable for development or use due to the physical condition of the property, inavailability of streets or facilities necessary for development, or a like condition which would make the property temporarily unsuitable. 17.38.020 Establishment.

X combining districts may be established or removed from the zoning map upon application of the property owner or owners or upon initiative of the city council or planning commission, in accordance with procedures set forth in Chapter 17.74. All changes shall be in accordance with the general plan. (Ord. 38 § 1 (part), 1972: prior code § 10-405.220)

17.38.030 Permitted uses.

Uses permitted in the OSC district only shall be permitted in the X combining district regardless of the primary district with which the X designation is used. (Ord. 38 § 1 (part), 1972: prior code § 10-405.230)

17.38.040 Conditional uses.

The following uses shall be permitted only when authorized by a use permit issued in accordance with Chapter 17.72:

Temporary uses which, in the opinion of the planning commission and city council, will not be detrimental to the future use of the property or use of surrounding properties in the area. All temporary uses established in this manner shall be subject to all applicable ordinances of the city. (Ord. 38 § 1 (part), 1972: prior code § 10-405.240)
