ARTICLE IV. A1 AGRICULTURAL AND RR RURAL RESIDENTIAL DISTRICT

30.4.10 A1 agriculture district.

(a) Statement of Intent. This section of the Zoning Ordinance is intended to provide for areas within the city that may be used for agricultural purposes. The lands in the A1 agriculture district are expected to be urbanized ultimately in accordance with the general plan. In the interim, these lands provide areas for agricultural activities. The minimum lot size is intended to preserve lots in sizes suitable for agricultural use and potential urban development. The following regulations, except to the extent that they may be modified by a combining district, shall apply to every lot and building in an A1 agriculture district.

(b) Permitted Uses and Conditional Uses. Land in the A1 agriculture district may be used as provided in the residential use table, section 30.11.10(c). Conditional uses may be permitted with a conditional use permit, which may be issued by the planning commission in accordance with the regulations in section 30.50.30.

(c) Site and Building Requirements. The lot, yard, height, and additional requirements in the A1 agriculture district shall be as established in the residential site and building requirement table, section 30.11.20(c).

(d) Density. The maximum density in the A1 agriculture district shall be one (1) dwelling unit per lot. This density limitation is intended to provide for an average density of less than one (1) unit per twenty (20) acres. (Ord. No. 2013-08, § 2 (Exh. A), 8-5-13; Ord. No. 2018-02, § 4, 1-8-18)

30.4.20 Rural residential district.

(a) Statement of Intent. This section of the Zoning Ordinance is intended to provide for areas within the city that may be used for agricultural purposes. The lands in the RR rural residential district are expected to be urbanized ultimately in accordance with the general plan. At present, however, these lands provide areas for part-time farming and the keeping of livestock. The minimum lot size is intended to preserve lots in sizes suitable for agricultural use and potential urban development. The following regulations, except to the extent that they may be modified by a combining district, shall apply to every lot and building in an RR rural residential district.

(b) Permitted Uses and Conditional Uses. Land in the RR rural residential district may be used as provided in the residential use table, section 30.11.10(c). Conditional uses may be permitted with a conditional use permit, which may be issued by the planning commission in accordance with the regulations in section 30.50.30.

(c) Site and Building Requirements. The lot, yard, height, and additional requirements in the RR rural residential district shall be as established in the residential site and building requirement table, section 30.11.20(c).

(d) Density. The maximum density in the RR rural residential district shall be one (1) dwelling unit per lot. (Accessory dwelling units may be allowed under the regulations prescribed in Article LIV.)
