13.40.010 SIZE AND SHAPE:

The size and shape of lots shall be in conformance to any zoning regulations effective in the area of the proposed subdivision and shall not be less than sixty feet (60’) in width, nor less than six thousand (6,000) square feet in area, nor less than eighty feet (80’) in depth; provided, that for corner lots, the width shall not be less than seventy feet (70’). The planning commission may recommend the granting of exception to this provision where lots are to be used for commercial or industrial purposes or where there are unusual topographic conditions, curved or cul-de-sac streets or other special conditions, upon approval by the city engineer. 13.40.020 SIDE LINES:

The side lines of all lots, so far as possible, shall be at right angles to the street which the lot faces, or radial or approximately radial if the street is curved. (1972 Code § 16.24.020)

13.40.030 DIVISION BY CITY BOUNDARY LINE:

No lot shall be divided by a city boundary line. (1972 Code § 16.24.040)

13.40.040 FRONTAGE REQUIREMENTS; EXCEPTIONS:

A.    Lots Without Street Frontage; Conditions: Lots without frontage on a street will not be permitted, except that lots in nonresidential districts may be permitted without frontage on a street subject to the following conditions: (1972 Code § 16.24.050)

1.    The proposed access to the nonfrontage lot shall be by easement or right of way and shall be clearly shown on the tentative map.

2.    The design of the proposed access shall be reviewed and approved by the city engineer, and any approved access shall be improved to city standards. (1972 Code § 15.24.050; amd. 2003 Code)

3.    The proposed access shall be located so that it does not preclude future development of involved lots or adjacent properties pursuant to applicable zoning regulations.

4.    Approval of the proposed access shall be conditioned upon the owners of the subject properties entering into an agreement guaranteeing the construction and continued maintenance of the proposed access and any other improvements or facilities contained in, or passing across, the access. Where the access will be shared by more than one lot, the agreement shall also include a reciprocal, permanent easement for shared access and any other shared improvements or facilities. B.    Frontage On More Than One Street: Lots, other than corner lots, may front on more than one street where necessitated by topographic or other unusual conditions. (1972 Code § 16.24.060)

13.40.050 ACRE OR LARGE LOT SUBDIVISIONS:

Where a parcel is subdivided into lots of one acre or more, the city council may require that the blocks shall be of such size and shape, and be so divided into lots, as to provide for the extension and opening of streets and alleys at such intervals as will permit a subsequent division of any parcel into lots of normal size, provided each parcel meets the zoning requirements in effect at the time of subdivision.
