13.44.010 EASEMENTS:

The subdivider shall grant easements not less than six feet (6’) in width for public utility, ten foot (10’) for sanitary sewer and drainage purposes on each side of rear lot lines, along side lot lines and in planting strips wherever necessary; provided, easements of lesser width may be allowed when, at the determination of the city engineer, the purposes of easements may be accomplished by easements of lesser width; and provided further, that in such determination the city engineer shall prescribe the width of such easements. Dedication of easements shall be to the city for the purpose of installing utilities, planting strips and for other public purposes as may be ordered or directed by the city council. 13.44.020 WALKWAYS:

The subdivider is required to dedicate and improve walkways, sidewalks or other pedestrian facilities along long blocks or to provide access to school, park or other public areas if not adjacent to the street frontage. (1972 Code § 16.28.020; amd. 2003 Code)

13.44.030 STORM DRAINAGE:

The subdivider shall, subject to riparian rights, dedicate a right of way for storm drainage purposes conforming substantially with the lines of any natural watercourse or channel, stream or creek that traverses the subdivision, or, at the option of the subdivider, provide by dedication further and sufficient easements or construction, or both, to dispose of such surface and storm waters, including storm water retention pond easements sized for the 100-year flood. 13.44.040 CONFORMANCE REQUIRED:

All improvements mentioned in sections 13.44.050 through 13.44.150 of this chapter shall conform to the "City Of Gonzales Design Standards And Standard Specifications For The Installation Of Water Facilities", latest edition. (1972 Code § 16.28.040)

13.44.050 PLANS REQUIRED PRIOR TO COMMENCEMENT:

Improvement work shall not be commenced until complete improvement plans for such work have been submitted to, and approved by, the city engineer. Such plans shall be required before approval of the final map. All such plans and profiles shall be prepared on Mylar or other suitable permanent media in accordance with requirements of the city engineer. (1972 Code § 16.28.050; amd. 2003 Code)

13.44.060 INSPECTION:

All required improvements shall be constructed under the inspection of, and to the approval of, the city engineer. Cost of inspection shall be paid by the subdivider. (1972 Code § 16.28.060)

13.44.070 UNDERGROUND UTILITIES:

All underground utilities, sanitary sewers, storm drains installed in the streets, service roads, alleys or highways shall be constructed prior to the surfacing of such streets, service roads, alleys or highways. Service connections for all underground services and mains shall be placed to such length as will negate the necessity for disrupting the street or alley improvements when service connections thereto are made. 13.44.080 INSTALLATIONS GENERALLY:

A.    General Requirements: The subdivider shall install improvements in accordance with the general requirements set forth in sections 13.44.080 through 13.44.150 of this chapter.

B.    Costs: In cases where charges are made for installations, such as in the case of streetlight installations, or where such installations and charges may be made in the future, the costs of such installations shall be chargeable to the subdivider. The developer shall request the formation of maintenance assessment districts for the purpose of maintaining lighting, landscaping and storm drain facilities prior to issuance of foundation permits. 13.44.090 STREET AND HIGHWAY GRADING AND PAVING:

All streets and highways shall be graded and paved to cross sections and grades approved by the city engineer. The subdivider shall improve the extension of all subdivision streets, highways, or public ways as determined by the city engineer. (1972 Code § 16.28.090; amd. 2003 Code)

13.44.100 STRUCTURES:

Structures shall be installed, as deemed necessary by the city engineer, for drainage, access, or as determined by the city engineer and for public safety. Such structures shall be placed to grade and shall be of a design approved by the city engineer. (1972 Code § 16.28.100; amd. 2003 Code)

13.44.110 CURBS AND GUTTERS:

Curbs and gutters shall be installed to grade, cross section, layout and location approved by the city engineer, unless the installation of such is not required. (1972 Code § 16.28.110; amd. 2003 Code)

13.44.120 SEWERS:

Sanitary sewer facilities shall be installed as required, in compliance with city standards, and as determined by the city engineer. Grades, locations, designs and sizes shall be approved by the city engineer. Storm water sewers shall be installed as required by the city engineer. (1972 Code § 16.28.120; amd. 2003 Code)

13.44.130 WATER MAINS; FIRE HYDRANTS:

Water mains shall be installed in conformance with city standards, and as determined by the city engineer. Fire hydrants shall be installed as approved by the city engineer. (1972 Code § 16.28.130; amd. 2003 Code)

13.44.140 STREET TREES:

Street trees shall be required by the city council, and shall be of a type approved by the city council, and planted in locations approved by the city engineer and director of parks and recreation. (1972 Code § 16.28.140; amd. 2003 Code)

13.44.150 RAILROAD CROSSINGS:

Provision shall be made for any and all railroad crossings necessary to provide access to, or circulation within, the proposed subdivision, including the preparation of all documents necessary for application to the California state public utilities commission for the establishment and improvement of such crossings. The cost of such railroad crossing improvement shall be borne by the subdivider. (1972 Code § 16.28.150)

13.44.160 SIDEWALKS:

Prior to the final acceptance and approval of improvement plans, said plans shall include among the improvements to be installed, the installation to be guaranteed by bond, concrete sidewalks through the mapped subdivision, as determined by the city engineer. (1972 Code § 16.28.160; amd. 2003 Code)
