18.04.010 List of zoning districts.

This title divides the incorporated territory of the City into geographical districts designated as zoning districts.

The reference contained herein to the word "districts" or "district" shall refer to the zoning districts as provided for in this title. The zoning districts are as follows:

(a) The following zoning district has not been listed above although it is a zoning district in the City at this time because it is intended that properties no longer be placed in that district and such district shall be repealed when properties are no longer in such district.

18.04.020 Alternative zoning districts.

Whenever a zoning district set forth in the following column on the left is under consideration, any zoning district set forth opposite thereof in the column on the right may also be considered without indicating any such alternative in any prescribed notice.

18.04.030 Zoning map generally – Area of jurisdiction.

The designations, locations and boundaries of the districts established are delineated upon the map entitled "City of Santa Clara, California Zoning Map" dated February 1, 1969, which is adopted as a part of this title, which map and all notations and information thereon and all amendments made or adopted by the City Council between the date of said map and the effective date of the ordinance codified in this title, and which are still in effect and not shown on said map are hereby made a part of this title by reference; said map is on file in the office of the City Clerk of the City of Santa Clara. Any land within the incorporated limits of the City, now or in the future, and not designated or indicated on the zoning map shall be placed in the proper zoning district by initiation of amendment proceedings as set forth in SCCC 18.112.020. The inclusion of lands within the City's sphere of influence as adopted by the Santa Clara County Local Agency Formation Commission shall be sufficient authority for the Planning Commission and City Council to consider and approve the appropriate zoning and other land use applications that will apply to such land in the event of subsequent annexation to the City.

(a) Territory annexed to the City of Santa Clara and not shown as part of the City by the Zoning Map herein shall upon the effective date of such annexation be classified and zoned as agriculture or A district, unless the City Council has prior to such effective date prezoned said territory to another classification. Such zoning shall become effective at the same time that the annexation becomes effective. (Zoning Ord. § 2-3).

18.04.040 Zoning district boundaries.

The boundaries of zoning districts may be indicated by map or legal description. Where uncertainty exists as to the boundaries of any zoning district, the following rules shall apply:

(a) Where such boundaries are indicated as approximately following street and alley lines, such street and alley lines shall be construed to be such boundaries.

(b) Where such boundaries are indicated as approximately following lot lines, such lot lines shall be construed to be such boundaries.

(c) In unsubdivided property and where a district boundary divides a lot, the location of any such boundary, unless the same is indicated by dimensions shown upon said zoning district map, shall be determined by the use of the scale appearing on such zoning district map.

(d) In case further uncertainty exists, the Planning Commission upon written application or upon its own motion, shall determine the location of such boundaries. (Zoning Ord. § 2-4).
